Mastic and sealant work in Oxford

Mastic and sealant work in Oxford

Oxford is a city where old buildings are the norm, and sealant work on them needs care. We cover Oxford and the rest of Oxfordshire, resealing bathrooms and kitchens, replacing window and door mastic, pointing joints with traditional sand mastic and sealing external joints.

Whether you’re in a Victorian terrace in Jericho, a North Oxford villa or a modern flat in Headington, the basics don’t change. All old sealant comes out, the joint is cleaned and dried, and the right product goes in. On older buildings, the right product matters more than ever. We also reseal kitchens, where worktop and sink joints take as much water as any shower.

Colleges, Victorian suburbs and listed buildings

The city centre is dominated by the colleges of the University of Oxford, and Oxford has a very large number of listed buildings. Outside the centre, Victorian and Edwardian housing fills Jericho, East Oxford around the Cowley Road, and the large Gothic-style villas of North Oxford. Further out, Headington, Marston and Cowley have more 1930s and post-war homes.

On period buildings, the sealant has to suit the material. On stone we use neutral-cure products rather than acetoxy silicone, which smells of vinegar and can affect some stone and metals. Around timber sash windows in stone or brick, traditional burnt sand mastic is often the better choice, and our sand mastic page explains why. If your home is listed, check with the council before changing anything visible outside.

Inside, many Oxford terraces have small bathrooms fitted where a bedroom or box room used to be. Floors are timber, ventilation is limited and the bath or shower is used hard. We fill the bath before sealing, use flexible anti-fungal silicone and check the corners and tray edges, where leaks usually start.

Very hard water and soft limestone

Thames Water supplies Oxford, and the water is very hard. Limescale builds up along shower seals and on screens, holds moisture and gives mould a place to grow. Gentle cleaning protects the bead; scraping or harsh descalers can damage it.

Much of Oxford’s older building stone is limestone, which is softer and more porous than granite. Rain soaks into the wall around window and door openings, so a failing mastic joint on a stone building can let water track inside unseen. We cut out the old mastic, clean back to sound stone and reseal with a sealant suited to the stone, at the correct depth. Around old timber windows, sand mastic is often a good match, because it suits traditional materials and stays workable as the timber moves. Mortar or a rigid filler, by contrast, tends to crack away from the frame and open a path for rain.

Student houses, hotels and offices

With the University of Oxford and Oxford Brookes University, the city has a large student population and a busy rental market. Shared houses in East Oxford and Headington see showers used all day. We reseal between lets, work for landlords and agents, and can quote for several houses at once. Many of these houses have one bathroom shared by four or more people, so a failing seal can soon mean a stained ceiling downstairs.

Oxford also draws visitors all year, and hotels and guest houses need bathrooms that look clean and stay sealed. We can work room by room to keep rooms available, and out-of-hours working can be arranged for hotels, offices and other commercial buildings. See our commercial sealant page for more.

Questions from Oxford

Can you use sand mastic on sash windows in a period house?

Yes. We point around sash windows in stone and brick with traditional burnt sand mastic, which suits older buildings.

My house is listed. Can you still reseal the windows?

We can, but check with the council first whether consent is needed for any change to the outside. We’ll suggest a sealant that suits the building.

Will silicone damage the stone around my windows?

Some acetoxy silicones, the kind that smell of vinegar, can mark or affect natural stone. We use neutral-cure sealants on stone and clean back to a sound surface before we seal.

Do you work for student landlords in East Oxford and Headington?

Yes. We reseal between tenancies and can quote for several houses together.

Do you cover the rest of Oxfordshire?

Yes. We work across the county, including the towns and villages around Oxford, and across the rest of the South East and London.

Does Oxford’s hard water affect bathroom sealant?

Limescale doesn’t cause mould, but it traps moisture along the bead. Drying the joint after use and gentle cleaning help it last.

Can you work in a hotel without closing it?

Yes. We work room by room, and out-of-hours working can be arranged.

Is the work guaranteed?

Yes. Every job comes with our one-year guarantee.
