Bathroom resealing in Iffley

About our bathroom resealing in Iffley

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Iffley. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We’re often asked to deal with leaks into the floor or ceiling below and water getting behind the kitchen upstand, across wet rooms, baths and basins & vanity units.

Even in a smaller place like Iffley, bathrooms and kitchens see heavy daily use. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

Our work is backed for twelve months, in Iffley and everywhere else we cover.

Landlord and commercial work in Iffley

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Landlords and agents in Iffley can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Keep bottles off the sealant line
  • Avoid abrasive pads on the sealant
  • Wipe the sealant dry after showering
  • Keep an eye on the corners, where splits start

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Common questions in Iffley

Do you work in hotels near Iffley?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

I let a flat near Oxford station. Can you help?

Yes, we work for landlords and agents. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Do you guarantee your resealing?

Yes. All our work comes with a 12-month guarantee.

Where do you work from?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Can you do several jobs on one visit?

Yes. Just list everything you need and you’ll get one quote.

Can I choose the colour of the sealant?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

Will the old sealant be removed?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Do you do kitchens as well as bathrooms?

Yes. Next to the sink we use a food-safe product where it’s needed.

How we quote for bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • How much there is to do
  • The type of sealant required
  • When we can work, for business premises
  • The number of rooms or windows

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Asking for a quote

When you contact us, it’s useful to know:

  • The address or postcode of the job
  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • How we’d reach the joints

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or email us.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Water getting in through the grout rather than the sealant
  • Cracks in the tray itself rather than the joint
  • Movement from a bath with loose feet or no proper support

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.

What we seal

  • Sinks & splashbacks
  • Baths
  • Basins & vanity units
  • Shower trays & enclosures
  • Wet rooms
  • Kitchen worktops & upstands

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

The process

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a couple of hours for a single bath or shower, and the area is left clean. A visit to Iffley is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • On commercial sites, let us know about site rules
  • Tell us about any previous sealing or DIY attempts
  • Let us know if you’ve seen damp or leaks

Advice

Surface by surface

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Bathrooms and kitchens in Iffley

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings. Iffley has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

In the older streets around Church of St James, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Rose Hill Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Oxford station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
