How we handle bathroom resealing in Horspath

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on sinks & splashbacks, basins & vanity units and baths, and the jobs we see most are smears of silicone across the tiles and two layers of silicone, both failing.

Being in a small place like Horspath makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

Each job carries a 12-month guarantee, whatever its size.

Signs you need bathroom resealing in Horspath

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

The problems people generally mention when they call include:

  • Sealant that has split, shrunk or peeled away
  • A messy, uneven bead from a previous reseal
  • Two layers of silicone, both failing
  • Splits where the tray meets the wall

If you live in an older home near Church of St Giles, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What we can’t put right

We won’t take on work that will not last, so these are the limits:

  • Tiles that have come away from the wall
  • A cracked shower tray or bath (that needs repair or replacement)
  • Movement from a bath with loose feet or no proper support

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think.

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows. In a small place like Horspath, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Leaving a failed joint usually makes the job bigger, not smaller. If you’re not sure whether it needs doing, call 0345 464 0079 or email us and we will give you an honest view and a quote.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Questions from Horspath

Is Horspath in your area for bathroom resealing?

Yes. We work across London and the South East, and Horspath is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing.

Do you work for landlords with property near Oxford station?

Yes. We work for landlords and agents as well as householders. You can call 0345 464 0079 or send us an email with the details for a clear quote.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.

Can new silicone go straight over the old?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.

How long does the new silicone need before I use the shower?

After around 24 hours in most cases. We will tell you the cure time for the product we used.

Do you have insurance?

Yes. We are fully insured for every job we do.

What does bathroom resealing cost?

Size, access and the old material all affect the cost. Ask us for a quote.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

What we do, step by step

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes a morning or an afternoon for most single baths and showers in most cases. Somewhere as small as Horspath, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any sign-in or site rules at work premises
  • Tell us about any water getting in

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep the fan on for a while after bathing
  • Do not leave water standing on kitchen joints
  • Move toiletries away from the joint
  • Avoid abrasive pads on the sealant

In a kitchen, don’t let water sit along the back of the worktop. A dry joint lasts longer.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
