Bathroom resealing for Jericho homes and businesses

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Bathroom resealing in Jericho

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you have leaking joints on a shower screen and lumpy, uneven sealant from a DIY attempt, we can put it right, on sinks & splashbacks, shower trays & enclosures and basins & vanity units alike.

In a smaller place like Jericho, homes are mostly houses and bungalows rather than flats, some older and some much newer. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or send us an email.

How to look after the new joints

To keep the joints looking good and working properly:

  • Run the extractor fan during and after every shower
  • Look for lifting corners and small gaps now and then
  • Dry worktop joints after washing up
  • Dry the bead with a towel now and then

Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

How it works

There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is, including the tidy-up. In a smaller place like Jericho, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • On commercial sites, let us know about site rules
  • Let us know about stairs, lifts or work at height

Schools such as St Barnabas' Church of England Aided Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Oxford station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Water coming from the plumbing rather than the joint
  • Water getting in through the grout rather than the sealant
  • A tray or bath that’s cracked through

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

Your questions about bathroom resealing in Jericho

Do you work in hotels near Jericho?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Is Jericho within the area you cover?

Yes, Jericho is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can mouldy silicone be sorted out?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.

Do you do kitchens as well as bathrooms?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Landlord and commercial work in Jericho

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Landlords and agents in Jericho can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for.

What we’re called out for in Jericho

Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

It’s worth asking for a quote if you see:

  • Leaks into the floor or ceiling below
  • A messy, uneven bead from a previous reseal
  • Two layers of silicone, both failing
  • Black mould in the silicone that will not clean off

Homes close to St Barnabas Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
