Mastic and sealant work in Portsmouth

Mastic and sealant work in Portsmouth

Portsmouth is the UK’s only island city, and most of it is packed onto Portsea Island, with houses close together and the sea never far away. We cover the island and the mainland parts of the city, including Cosham, Drayton and Farlington, resealing baths and showers, replacing window mastic and sealing joints that let in wind and rain.

Most calls are simple: sealant that’s gone black, a shower that leaks at the corner, or a window that lets in a draught. The fix always starts with removing every trace of the old sealant, because new silicone won’t stick to it. Our guide on why bathroom sealant goes mouldy explains what’s going on in that black line.

Street after street of Victorian terraces

Portsmouth is one of the most densely populated cities in the UK, and much of that comes from long rows of Victorian and Edwardian terraces in Southsea, Fratton, North End and Copnor. These are small houses with small bathrooms, often in a rear extension or carved out of a bedroom. Ventilation is poor, condensation is constant, and the sealant around baths and showers grows mould quickly.

Many of these terraces are now shared houses or flats, and baths often sit on timber floors that flex. We fill the bath before sealing, use flexible anti-fungal silicone and check the tray and enclosure corners, because those are the usual leak points. When the grout is cracked as well, it makes sense to regrout at the same time.

Front bays, in timber or uPVC, line many streets. The mastic between frame and brick or render takes the weather from the street side and needs replacing once it hardens. Parts of Portsea and Landport that were bombed in the war were rebuilt with council flats and towers, where frame and panel joints are now ageing too.

Sea on every side and hard water in the taps

Being an island, Portsmouth gets weather from every side: south-westerlies across the Southsea seafront, and wind over Portsmouth and Langstone Harbours to the west and east. Salt air and driving rain are tough on external sealant. We use weatherproof sealants that stay flexible, set them with backing rod at the right depth and check the sill joints, which are often where water gets in first. On flats near the seafront, we’ll talk through safe access to upper-floor frames before we quote.

Portsmouth Water supplies the city, and its water is hard. Limescale collects on shower screens and along the line of the bead, and it holds moisture against the sealant. Anti-fungal silicone helps, and so does drying the joint after a shower and avoiding harsh, abrasive cleaners.

Seafront hotels, students and landlords

The naval base and the Historic Dockyard draw plenty of visitors, and Southsea has a long seafront of hotels and guest houses. Hotel bathrooms get heavy use, and failed sealant is quick to stain and smell. We reseal room by room so you can keep trading, and out-of-hours working can be arranged for commercial jobs.

The University of Portsmouth sits right in the city centre, and many of the terraces around it are student houses. Shared showers wear out sealant quickly, and a leak in a shared house can go unreported until it shows through a ceiling. Landlords and agents use us to reseal between lets and to fix the cause of mould complaints properly. Our sealant guide for landlords has a simple checklist.

How it works

  1. Call or email. Tell us what needs doing, where it is and anything about access. Photos by email help.
  2. Get a clear quote. We give you a clear price before any work starts, and agree a date with you.
  3. Cut out and prepare. All the old sealant comes out, and the joints are cleaned, treated and dried.
  4. Seal and finish. The right sealant for each joint is applied and tooled to a neat, even finish.
  5. Cure and guarantee. We tell you when it can be used, and every job has our one-year guarantee.

Questions from Portsmouth

Do you cover Southsea and the mainland parts of Portsmouth?

Yes. We work across Portsea Island and the mainland, including Cosham, Drayton and Farlington.

Why does the sealant in my terrace bathroom keep going mouldy?

Small bathrooms with poor ventilation stay damp, and mould grows into the silicone. We cut it all out, treat the joint and use anti-fungal silicone. Better ventilation helps it last.

Can you reseal a bay window?

Yes. We cut out the failed mastic around each frame and the sill and reseal with a weatherproof, flexible sealant.

Is sealant on the seafront any different?

We use durable exterior sealants on exposed walls, at the correct joint depth, so they cope with sun, wind and salt air. Where the sealant meets stone or metal, we use a neutral-cure product that won’t mark it.

Do you work for student landlords near the university?

Yes. We reseal between tenancies, when the shower can be left to cure without anyone using it, and can quote for several houses at once.

Can you work in a hotel or guest house while it’s open?

Yes. We work room by room, and out-of-hours working can be arranged.

Can you reseal the kitchen as well as the bathroom?

Yes. We reseal worktops, upstands and sinks, with a food-safe product by the sink where it’s needed.

Is the work guaranteed?

Yes. Every job has a one-year guarantee.
