How we handle bathroom resealing in Park Town

Across Park Town, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. If you have two layers of silicone, both failing and water escaping at the shower enclosure, we can help.

Homes around Park Town range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Questions from Park Town

Can you help a landlord with a rental near Oxford station?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.

Do you cover smaller places like Park Town?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and we will quote it together.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Are you insured?

Yes. We are fully insured.

Can new silicone go straight over the old?

No. New silicone will not bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.

Signs you need bathroom resealing in Park Town

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.

If you can see any of these, it’s time to have the joints looked at:

  • Damp behind the bath or under the tray
  • Lumpy, uneven sealant from a DIY attempt
  • Failed sealant on the screen profile
  • Water getting behind the kitchen upstand

Managing a site like Wychwood School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • How long the guarantee is
  • Whether you can choose the colour
  • Whether they’re fully insured
  • What the cure time is

Our hiring checklist

Why act early in Park Town

You do not need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes, as long as the fittings themselves are sound. If we find a deeper problem, you’ll hear it from us. Around Park Town, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.

What you get with us

  • Trusted Arbo and Everbuild sealants
  • A sealant colour to suit the surroundings
  • Sanitary silicone with an anti-fungal additive in wet areas
  • White, clear, grey or coloured to suit, where the product allows

Read what affects the cost or customer reviews.

What we cannot put right

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Damage behind the tiles that needs a tiler
  • Water coming from the plumbing rather than the joint

If in doubt, call 0345 464 0079 or email us and we will say what we think.

Surfaces we seal

  • Baths
  • Sinks & splashbacks
  • Wet rooms
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Let new sealant cure fully before it gets wet
  • Wipe up water along the back of the worktop
  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep scourers and sharp tools away from the bead

Keep water off the new bead until it has cured, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Surface by surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Bathroom resealing in Park Town: local notes

There are hotels and other places to stay in and around Park Town. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

Rented homes near Oxford station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How the visit works

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes around two hours for one bath or shower, longer for a whole bathroom. Parking around Park Town is generally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we’re working on
  • Plan for the work area to be out of bounds to pets and children
