Mr Mastic · South East, London and Scotland
Floor and skirting joints
Skirting-to-floor joints, tiled floor movement joints and concrete floor joints sealed with a product that suits the floor and the traffic.
- Gaps opening between the floor and skirting
- Cracked grout where a tiled floor needs a movement joint
- Dirt and water collecting in open floor joints
What floor & skirting joints involves
Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. We seal skirting-to-floor gaps, add or renew movement joints in tiled floors, and reseal concrete floor joints in commercial and industrial units, using a sealant suited to the movement and the traffic.
We work across the South East, London and all of Scotland from our base in Crawley. Every job comes with our one-year guarantee, and we’re fully insured and an ARBOMaster approved applicator.
Problems we put right
- Gaps opening between the floor and skirting
- Cracked grout where a tiled floor needs a movement joint
- Dirt and water collecting in open floor joints
- Concrete floor joints that have broken down
- Cracked caulk along skirting in bathrooms and kitchens
Where we work
- Skirting boards
- Tiled floors
- Wet room & bathroom floors
- Thresholds
- Concrete floor joints
- Commercial floors

How it works
- We look at the gap and the floor type and agree the right sealant.
- Old caulk, grout or sealant is removed from the joint.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- A flexible sealant (or a floor-joint sealant for concrete) is applied in a colour to suit.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
Bathrooms and kitchens
Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, a flexible silicone seal keeps mop water out of the gap.
Commercial floors
Concrete floor joints in warehouses and units take heavy wheels. We’ll talk through the traffic and choose a sealant suited to it.
Why it’s worth doing now
Open floor joints collect dirt and water, and in bathrooms and kitchens mop water can soak into the gap and the boards below. In tiled floors, a missing movement joint shows up as cracked grout and loose tiles. Sealing the right joints with the right product stops both.
What affects the quote
We don’t publish set prices, because every job is different. Call or email us with a few details and we’ll give you a clear quote before we start. The main things that affect it are:
- How many joints, rooms, windows or metres of joint there are
- How much old sealant or grout has to come out, and how many layers
- Mould, damage or movement that needs dealing with first
- Access: stairs, height, ladders or work outside
- The product the joint needs (sanitary, exterior, fire-rated, glazing or sand mastic)
- For commercial sites, working hours and phasing
What a good quote includes
- All the old sealant removed, not sealed over
- The product named for each joint
- How long the guarantee is and what it covers
- How long before the area can be used
- How your home or building will be protected
- Who is doing the work, and that they’re insured
Aftercare
Use a damp rather than soaking-wet mop near sealed joints, keep heavy furniture from pressing against skirting seals, and let us know if a gap reopens, as that can be a sign of movement worth looking at.

Floor and skirting joints: common questions
Why has a gap opened under my skirting?
Floors and walls move a little with the seasons, and new floors settle. A flexible sealant closes the gap without cracking like caulk.
Can you add a movement joint to a tiled floor?
Where a floor needs one, we can cut out grout along the right line and replace it with flexible sealant in a matching colour.
Do you seal warehouse floor joints?
Yes. We reseal concrete floor joints in commercial and industrial units.
Is the work guaranteed?
Yes. Every job comes with our one-year guarantee.
Do you give a price before you start?
Yes. Call or email us with a few details and we’ll give you a clear quote, so you know the price before any work starts.
Are you insured?
Yes. Mr Mastic is fully insured, and we’re an ARBOMaster approved applicator.
