Bathroom resealing in Thame, done properly

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on wet rooms, baths and kitchen worktops & upstands, and people most often call us about water getting behind the bath panel and water escaping at the shower enclosure.

Thame mixes older houses with estates built more recently, and bathrooms range from decades-old suites to brand-new ones. Either way, the sealant and grout are generally the first things to fail.

There’s a 12-month guarantee on every job, large or small.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Keep an eye on the corners, where splits start
  • Keep bottles off the sealant line
  • Run the extractor fan during and after every shower
  • Dry the bead with a towel now and then

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Common problems we fix in Thame

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

Look out for these signs:

  • Cracked, shrunken or lifting silicone
  • Shrunken sealant along the back of a worktop
  • Black mould in the silicone that won’t clean off
  • Damp behind the bath or under the tray

Homes close to Church of St Mary include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Before booking anyone

  • The length of the guarantee
  • When the joint can take water or movement
  • Whether they seal over old material or remove it
  • How much experience the applicator has

When it isn’t the sealant

We will always be straight with you, so here’s what sealant can’t fix:

  • Loose or hollow tiles, or failed tanking behind them
  • Water getting in through the grout rather than the sealant
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer.

The process

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take two to three hours for a typical bath, depending on how much old sealant there is. In Thame, parking is rarely complicated, though it helps to know about driveways or restrictions, and mention if the work is upstairs, in a flat or high on the outside.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, normally around 24 hours.

Before we arrive

  • Tell us if parking is tricky
  • For business premises, tell us about site rules or sign-in
  • Mention if the joints have been sealed before

Why it’s worth doing now in Thame

The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last. Around Thame, failed sealant lets water into hidden places, such as under the floor, behind a panel or into a wall. Left alone, that means rot, damp and a bigger repair.

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Thame homes and their sealant

There are hotels and other places to stay in and around Thame. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Schools such as Barley Hill Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Haddenham & Thame Parkway station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
