Bathroom resealing in Headington Quarry, done properly
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you have two layers of silicone, both failing and black spots spreading through the bead, we can help, whatever the surface.
Even in a smaller place like Headington Quarry, bathrooms and kitchens see heavy daily use. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: all the old material out, the joint cleaned and dried, then new sealant or grout.

How the job changes by surface
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
What affects the cost of bathroom resealing
Jobs vary more than people expect. What affects the quote:
- Whether there’s mould to deal with
- When we can work, for business premises
- Which sealant suits the joint
- The number and length of the joints
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
Asking for a quote
What to tell us when you ask for a quote:
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it has been sealed before
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
To get a quote, ring 0345 464 0079 or send us an email with the location and a short description of the problem. We’ll give you a clear quote before any work starts.
Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Do not let bottles sit on the bead
- Dry the bead with a towel now and then
- Look for lifting corners and small gaps now and then
- Open a window or run the fan so the room dries
Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
How it works
On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a morning or an afternoon for most single baths and showers from start to finish. A visit to Headington Quarry is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Preparing for the visit
- Mention if the joints have been sealed before
- Clear items away from the joints we’re working on
- Keep pets and children clear of the area while we work

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Homes close to Holy Trinity Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Managing a site like Headington Quarry Foundation Stage School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Why deal with it now?
Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it normally comes back. The lasting answer is to remove the bead and start again. Around Headington Quarry, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, ring 0345 464 0079 or send us an email for an honest opinion and a quote.

Signs you need bathroom resealing in Headington Quarry
No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.
These are the problems we are asked about most:
- Water getting behind the kitchen upstand
- Water escaping at the shower enclosure
- New sealant laid over old sealant that is now lifting
- A messy, uneven bead from a previous reseal
If you let a flat or house near Oxford station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
