Mastic and sealant work in Brighton

Mastic and sealant work in Brighton

Brighton and Hove is a city of flats, bay windows and bathrooms squeezed into old houses, and plenty of them need fresh sealant. We cover the whole city, from Portslade to Rottingdean, resealing baths and showers, replacing window and door mastic and sealing external joints that let the weather in.

We don’t patch. Whether it’s a shower tray in a top-floor flat or the mastic around a sea-facing bay, the old sealant is cut out, the joint is cleaned and dried, and a new bead goes on that suits the job. Sealant laid over sealant always fails, so we never do it.

Regency stucco, Victorian bays and converted flats

The seafront and the streets behind it are lined with Regency and early Victorian houses, many with painted stucco fronts, tall sash windows and iron balconies. Most have long been divided into flats. Inland, Victorian and Edwardian terraces climb the hills in Hanover, Round Hill and around the Seven Dials. Bay windows are a feature of many streets, and each bay has several frames, a sill and a roof joint where mastic does a lot of work.

In converted flats, bathrooms are often tucked into what used to be a box room or landing, and the bath or shower may sit on a timber floor that moves when it’s used. That movement tears a stiff bead of sealant. We use flexible sanitary silicone and fill the bath before sealing, so the bead is laid with it at its heaviest. In a building of flats, a failed seal rarely stays your problem alone: the water usually finds the ceiling below.

Many period windows here have been replaced with uPVC, and the sealant around them is now ageing. Where original timber sashes survive, the joint between frame and stucco or brick needs a sealant that suits both, and sometimes one that can be painted. Our window and door mastic page covers the frame types we work on.

Salt air, south-westerlies and chalk water

Brighton faces straight onto the Channel, and the prevailing south-westerly winds drive rain and salt spray at seafront buildings. External mastic on south and west faces dries out and cracks sooner than it would inland, and once a joint opens, wind-driven rain gets behind the frame. Outside, we use durable weatherproof sealants set at the right depth with backing rod, and we check sills and the joints beneath them as well as the frame edges.

The city’s drinking water comes from the chalk under the South Downs, and Southern Water’s supply here is hard. Limescale settles along shower seals and on glass screens, and rough cleaning to remove it scratches and lifts silicone. Anti-fungal sanitary silicone, a squeegee after showering and gentle cleaning are the best way to keep a new bead looking clean. Our guide to hard water and bathroom sealant has more tips.

Guest houses, hotels and student lets

Hotels and guest houses are a big part of Brighton, and bathrooms in busy rooms get more use than most. We can reseal room by room so you keep letting the rest, and out-of-hours working can be arranged for commercial jobs. Mouldy sealant is easy for guests to spot, so it pays to put it right before it ends up in a review.

With two universities, Sussex and Brighton, the city also has a lot of student housing and shared houses. Shower seals in a house of five or six tenants work hard, and landlords often find the sealant has failed by the end of the year. We reseal between lets, work for letting agents and can quote for several properties together.

How it works

  1. Call or email. Tell us what needs doing, where it is and anything about access. Photos by email help.
  2. Get a clear quote. We give you a clear price before any work starts, and agree a date with you.
  3. Cut out and prepare. All the old sealant comes out, and the joints are cleaned, treated and dried.
  4. Seal and finish. The right sealant for each joint is applied and tooled to a neat, even finish.
  5. Cure and guarantee. We tell you when it can be used, and every job has our one-year guarantee.

Questions from Brighton

Do you cover Hove as well as Brighton?

Yes. We cover the whole of Brighton and Hove, including Portslade, Rottingdean and the villages around the city.

Can you reseal windows on a seafront building?

Yes, where the frames can be reached safely. For flats, we’ll look at access with you and the building’s managing agent before we quote.

Why does the mastic on my sea-facing windows fail so quickly?

Sun, wind and salt spray dry out and stress external sealant. Old mastic that has hardened can’t move with the frame, so it cracks. Cutting it out and using a flexible, weatherproof sealant gives a longer-lasting joint.

Do you work for guest houses and small hotels?

Yes. We can work room by room, and out-of-hours working can be arranged for commercial jobs.

Can you reseal a shower in a student house between tenancies?

Yes. Between lets is the best time, as the shower can be left to cure without anyone using it.

Is Brighton’s hard water bad for sealant?

It doesn’t cause mould, but limescale builds up along the bead and traps moisture. Gentle cleaning and drying the joint after use help.

Can the sealant around my timber sashes be painted?

Silicone can’t be painted. Where a joint needs painting, we’ll suggest a suitable paintable sealant and explain how it compares.

Is the work guaranteed?

Yes. Every job comes with our one-year guarantee.
