Bathroom resealing for homes and businesses in New Hinksey

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. If you’re dealing with black mould in the silicone that won’t clean off and gaps between the worktop and the wall, we can help.

Homes around New Hinksey range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Different surfaces, different methods

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Bathroom resealing around New Hinksey

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings. There are hotels and other places to stay in and around New Hinksey. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

For an older house near a landmark such as Church of St John the Evangelist, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Oxford station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Why act early in New Hinksey

A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove. Around New Hinksey, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Can you help a landlord with a rental near Oxford station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.

Can I add another job to the visit?

Are you fully insured?

Yes, we’re fully insured for every job we do.

Do you cover New Hinksey?

Yes. We work in New Hinksey and the rest of Oxfordshire. To book, phone 0345 464 0079 or email us.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

How it works

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. It normally takes half a day or less for one room, longer when the kitchen is included. In a smaller place like New Hinksey, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we are working on
  • Mention any tricky access

Related advice

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Open a window or run the fan so the room dries
  • Keep an eye on the corners, where splits start
  • Don’t let bottles sit on the bead
  • Wipe the sealant dry after showering

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

When to call us in New Hinksey

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

It’s worth asking for a quote if you see:

  • Sealant that has split, shrunk or peeled away
  • Failed sealant on the screen profile
  • Splits where the tray meets the wall
  • Damp behind the bath or under the tray

Schools such as New Hinksey Church of England Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
