Frequently asked questions

Straight answers about sealant, mould, cure times and how we work.

How much does a mastic man cost?

Every job is different, so we don’t publish set prices. Call or email us with a few details and we’ll give you a clear quote before any work starts. Our guide to what affects the cost explains the main factors.

Do you remove the old sealant first?

Always. New silicone doesn’t bond to old silicone, so sealing over the top fails. We cut out every bit of the old sealant, clean and dry the joint, then apply the new bead.

How long before I can use my bath or shower?

Usually around 24 hours, but it depends on the product and the conditions. We’ll tell you before we leave.

What guarantee do you give?

Every job comes with our one-year guarantee. We’re fully insured and an ARBOMaster approved applicator.

Which areas do you cover?

London, every county in the South East, and all of Scotland. We’re based in Crawley, West Sussex. See areas we cover.

Do you work for hotels and businesses?

Yes. We reseal hotel bathrooms, office washrooms, welfare areas and commercial kitchens, and out-of-hours working can be arranged.

What sealant do you use?

The right product for each joint: anti-fungal sanitary silicone in bathrooms and kitchens, flexible exterior sealants outside, fire-rated sealant where it’s specified and sand mastic on period windows. We use Arbo and Everbuild products.

Can you get rid of black mould in my sealant?

If mould has grown into the sealant, cleaning rarely gets it out. The lasting fix is to cut the sealant out, treat the joint and reseal with anti-fungal silicone.

Can you match the colour of my sealant?

Yes. White, clear, grey, brown, anthracite, black and other colours are available, so the new joint suits your tiles, frames or brickwork.

Do you work in tenement flats in Scotland?

Yes. We cover all of Scotland, including tenement flats in Glasgow, Edinburgh, Aberdeen and Dundee.

Do you do fire risk assessments?

No. We apply fire-rated sealant to the specification from your fire risk assessor, designer or building control.

Can you work out of hours?

For commercial sites, early starts and out-of-hours work can be arranged. Tell us what you need when you ask for a quote.

Do you replace gutters, glass or windows?

No. We renew the sealant. Broken gutters, failed glass units and rotten frames need a roofer, glazier or joiner, and we’ll tell you if that’s what we find.

Do I need to be home?

Someone needs to let us in and agree the work. Tell us about access when you book.
