North Hinksey questions

Do you cover smaller places like North Hinksey?

Yes, North Hinksey is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work in hotels near North Hinksey?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Can I add another job to the visit?

Of course. Doing several areas at once is normally more efficient.

How long does the new silicone need before I use the shower?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Is the work guaranteed?

Yes. We give a 12-month guarantee on every job, and we are fully insured.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Bathroom resealing in North Hinksey, done properly

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on baths, wet rooms and basins & vanity units, and people most often call us about two layers of silicone, both failing and sealant that has split, shrunk or peeled away.

Smaller places like North Hinksey still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.

Our work is backed for twelve months, in North Hinksey and everywhere else we cover.

When it is not the sealant

We will not take on work that will not last, so these are the limits:

  • Movement from a bath with loose feet or no proper support
  • Damage behind the tiles that needs a tiler
  • Water getting in through the grout rather than the sealant

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before booking.

Surfaces we seal

  • Kitchen worktops & upstands
  • Basins & vanity units
  • Wet rooms
  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Wait for the cure time we give you
  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep scourers and sharp tools away from the bead
  • Keep the fan on for a while after bathing

In a kitchen, don’t let water sit along the back of the worktop. The drier the joint stays, the longer it lasts.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

How the job changes by surface

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

What happens if it’s left?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. In a smaller place like North Hinksey, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Why us?

  • 12-month guarantee on every job
  • We never seal over old sealant
  • Fully insured
  • You choose the colour before work begins

Bathroom resealing around North Hinksey

There are hotels and other places to stay in and around North Hinksey. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you look after a building such as North Hinksey Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Oxford station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around St Peter and St Paul, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How we quote for bathroom resealing

Your quote is based on your job. We take into account:

  • Any working-time requirements on site
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved
  • The type of sealant required

Combining jobs into one visit normally makes better use of the time than several visits. You will get one clear quote for the whole job.

What we need to know

When you call or email, these details help:

  • Any access issues, like height or stairs
  • If someone has resealed it before
  • Where the job is, and your postcode
  • Roughly how big the job is

To get a quote, phone 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You will have a clear quote before we start.

The process

On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before work begins. The work usually takes two to three hours for a typical bath, depending on how much old sealant there is. Parking around North Hinksey is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • For business premises, tell us about site rules or sign-in
  • Tell us about any previous sealing or DIY attempts
