Bathroom resealing in Islip

Sealant that is mouldy, cracked or peeling is worth sorting before it lets water through. Just phone 0345 464 0079 or email us with a photo of the joints, and we’ll send you a clear quote before any work starts. Common call-outs are for a reseal done over the top of the old bead and smears of silicone across the tiles, on shower trays & enclosures, kitchen worktops & upstands and sinks & splashbacks.

Homes around Islip are mostly houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

Every job gets its own quote. These are the things that affect it:

  • Which sealant suits the joint
  • Whether there’s mould to deal with
  • The number of rooms or windows
  • Access and height

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, call 0345 464 0079 or send us an email for an honest opinion and a quote.

What to tell us for a quote

When you call or email, these details help:

  • The address or postcode of the job
  • What’s wrong with the joints now
  • If someone has resealed it before
  • How we’d reach the joints

Every job is quoted individually. Just call 0345 464 0079 or email us with the details and send photos if you have them.

Islip homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

If you let a flat or house near Islip station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near St Nicholas' Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

When it isn’t the sealant

In fairness, some problems need a different trade:

  • A tray that rocks until it’s re-bedded
  • Failed grout lines across the wall
  • Tiles that have come away from the wall

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly.

Joints and surfaces we work on

  • Kitchen worktops & upstands
  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Basins & vanity units
  • Baths

Why it’s worth doing now in Islip

You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you. Where a wall is exposed, as many are in small places like Islip, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

Why us?

  • Arbo and Everbuild products
  • Old sealant always removed completely
  • Sealant colour chosen to suit
  • An ARBOMaster approved applicator

Different surfaces, different methods

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

What happens on the day

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job normally takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere as small as Islip, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • Where the joints are inside, avoid wetting them before we arrive
  • On commercial sites, let us know about site rules

Advice

Common problems we fix in Islip

Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.

Signs it’s time to call us include:

  • Shrunken sealant along the back of a worktop
  • Splits where the tray meets the wall
  • New sealant laid over old sealant that is now lifting
  • Cracked, shrunken or lifting silicone

Schools such as Dr South's Church of England Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What to look for in a quote

  • What product goes in the joint
  • The length of the guarantee
  • Who does the work, and how experienced they are
  • Is the old sealant removed completely?

Your questions about bathroom resealing in Islip

Is Islip in your area for bathroom resealing?

Yes, Islip is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or send us an email and tell us what needs doing, and we’ll give you a clear quote.

Do you cover smaller places like Islip?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

My sealant has gone black. Can you sort it?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.

Where do you work from?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.
