How bathroom resealing works in Oxfordshire

Homes in Oxfordshire have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on baths, basins & vanity units and wet rooms, and common reasons people get in touch are a joint torn by a bath that flexes and water getting behind the kitchen upstand.

We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is, and we explain the cure time before we leave.

  1. We start by protecting the area and stripping out the old bead.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Where we work in Oxfordshire

Across Oxfordshire, from Oxford, Banbury and Didcot outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in Oxfordshire, joints are cleaned back properly before anything new goes in.

Oxford: Homes close to St Clement's Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Oxford station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How the job changes by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.

Wet rooms

Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • When we can work, for business premises
  • How many areas need sealing
  • Access and height
  • Whether there’s mould to deal with

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Whether it’s a home or a business
  • Pictures of the joints, sent by email
  • How we’d reach the joints
  • The address or postcode of the job

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

When it is not the sealant

We won’t take on work that won’t last, so these are the limits:

  • A tray that rocks until it’s re-bedded
  • Loose or hollow tiles, or failed tanking behind them
  • Failed grout lines across the wall

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Common questions in Oxfordshire

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Can new silicone go straight over the old?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

Where do you work from?

Our base is in Crawley, and we work across South East England, London and Scotland.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area.
