Bathroom resealing for homes and businesses in Little Heath

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We’re often asked to deal with gaps where the bath or tray has moved and lumpy, uneven sealant from a DIY attempt, across basins & vanity units, wet rooms and sinks & splashbacks.

In and around Little Heath, older properties sit alongside newer ones. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

Whatever the size of the job, it’s backed by our one-year guarantee in Little Heath and across Oxfordshire.

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

Bathroom resealing in Little Heath: local notes

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Tilehurst station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as Birch Copse Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as St Catherine of Siena, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Failed grout lines across the wall
  • A bath or tray that moves because it is not properly supported
  • Cracks in the tray itself rather than the joint

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly.

Why it’s worth doing now in Little Heath

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Around Little Heath, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and send you a clear quote before work begins.

Why book with us

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Aftercare tips

So the new joints stay in good condition:

  • Let new sealant cure fully before it gets wet
  • Keep scourers and sharp tools away from the bead
  • Keep an eye on the corners, where splits start
  • Dry the bead with a towel now and then

Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen from start to finish. Parking around Little Heath is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Mention if the joints have been sealed before
  • Let us know if you’ve seen damp or leaks

Advice

Surface by surface

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.
