Bathroom resealing in Patcham

Bathroom resealing in Patcham

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you are dealing with a joint torn by a bath that flexes and leaks into the floor or ceiling below, we can put it right, on basins & vanity units, sinks & splashbacks and kitchen worktops & upstands alike.

Around Patcham, you will mostly find houses and bungalows, some older and some much newer. Sealant and grout wear out here just as they do in a big town.

A one-year guarantee comes as standard, so you are not left on your own once the job is done.

Quotes for bathroom resealing in Patcham

We quote each job individually. These are the things that affect it:

  • The old material and how stubborn it is
  • When we can work, for business premises
  • How easy the joints are to reach
  • The product the joint needs

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

Common questions in Patcham

Do you work in hotels near Patcham?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do you work for landlords with property near Preston Park station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

What colours of sealant can you use?

You are not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

Do you do kitchens as well as bathrooms?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Are you fully insured?

Yes, we are fully insured for domestic and commercial work.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

How the job changes by surface

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Baths

Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • A cracked shower tray or bath (that needs repair or replacement)
  • A leaking waste, trap or valve
  • Water getting in through the grout rather than the sealant

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

What we seal

  • Basins & vanity units
  • Wet rooms
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Baths
  • Kitchen worktops & upstands

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Leave it or put it right?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal. Around Patcham, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

Patcham homes and their sealant

Patcham is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Preston Park station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Patcham Infant School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How it works

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a morning or an afternoon for most single baths and showers. A visit to Patcham is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Preparing for the visit

  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks
  • Let us know about earlier repairs to the joints

When to call us in Patcham

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

Look out for these signs:

  • Lumpy, uneven sealant from a DIY attempt
  • Damp behind the bath or under the tray
  • Gaps between the worktop and the wall
  • Two layers of silicone, both failing

Homes close to All Saints Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Comparing quotes

  • What insurance they hold
  • Whether all the old sealant comes out first
  • Who turns up on the day
  • Which sealant they’ll use, and why
