Bathroom & kitchen resealing in Ovingdean, Brighton and Hove
Professional bathroom resealing in and around Ovingdean, with every bit of old sealant taken out first and a 12-month guarantee.
- New sealant laid over old sealant that is now lifting
- Gaps where the bath or tray has moved
- Mouldy sealant that has gone black
How the visit works
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a couple of hours for a single bath or shower. Somewhere like Ovingdean needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Getting ready for the visit
- Clear the area around the work
- Where the joints are inside, avoid wetting them before we arrive
- Mention any leaks or damp you’ve noticed

Bathrooms and kitchens in Ovingdean
Ovingdean is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
If you look after a building such as Ovingdean Hall School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Rented homes near Moulsecoomb station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to St Wulfran's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
Ovingdean is about 3 miles south-east of Hanover, in Brighton and Hove. Jobs in Ovingdean get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Ovingdean is one of 30 towns and villages in Brighton and Hove where we work.
Postcode districts we cover here for bathroom resealing: BN2. Streets in the area include Longhill Road, Ovingdean Road and Wanderdown Road, and we cover them all. If you’re just outside Ovingdean, we cover Rottingdean (1 mile east), Roedean (1 mile west), Saltdean (2 miles south-east), East Saltdean (2 miles south-east) and Telscombe (3 miles east). Within a short drive, we also cover Brighton (3 miles north-west), Brighton and Hove (5 miles west), Hove (4 miles west), Carlton Hill (3 miles west), Hanover (3 miles north-west) and West Hill (3 miles west).

Why it’s worth doing now in Ovingdean
Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Older cottages and farmhouses around Ovingdean can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, ring 0345 464 0079 or email us for an honest opinion and a quote.

What we cannot put right
Some problems need a builder, plumber or other trade rather than us:
- Failed grout lines across the wall
- A tray that rocks until it’s re-bedded
- Loose or hollow tiles, or failed tanking behind them
If in doubt, phone 0345 464 0079 or email us and we will say what we think.
What we seal
- Sinks & splashbacks
- Wet rooms
- Baths
- Shower trays & enclosures
- Kitchen worktops & upstands
- Basins & vanity units
What affects the cost of bathroom resealing
We don’t publish a price list. The quote depends on:
- How many areas need sealing
- Working hours on commercial sites
- Which sealant suits the joint
- Whether old sealant or filler has to be cut out
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.
What we need to know
You do not need to know the technical terms. It helps if you can tell us:
- What the problem is, such as mould, gaps, leaks or cracking
- The type of property
- If someone has resealed it before
- Where the property is
Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.
Ovingdean questions
Will you come out to Ovingdean?
Yes. Ovingdean is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Moulsecoomb station?
Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Call for a quick quote.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it normally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
How long will the resealing take?
One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Can you reseal around my kitchen sink and worktop?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.
Different surfaces, different methods
Basins & vanity units
On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.
Baths
Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.
Aftercare tips
A little care helps the new joints last. We recommend:
- Wipe up water along the back of the worktop
- Use gentle cleaners on the silicone
- Keep the fan on for a while after bathing
- Check the joints every few months for splits or lifting
Don’t stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
