We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.
Bathroom resealing in Whitehawk, done properly
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on kitchen worktops & upstands, wet rooms and sinks & splashbacks, and people most often call us about failed sealant on the screen profile and lumpy, uneven sealant from a DIY attempt.
Smaller places like Whitehawk still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.
Every job comes with a 12-month guarantee.

The process
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a morning or an afternoon for most single baths and showers. Parking around Whitehawk is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
How to prepare
- Clear items away from the joints we are working on
- Tell us about access, such as stairs, a lift or high-level joints
- Keep children and pets away from the work area

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

What affects the quote in Whitehawk
We don’t publish a price list, because no two jobs are the same. The quote depends on:
- How much there is to do
- The product the joint needs
- Whether the work is at height
- Mould in or behind the old joints
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Helping us quote
What to tell us when you ask for a quote:
- A few pictures by email, if you can
- Roughly how big the job is
- The type of property
- How we’d reach the joints
Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we’ll come back to you with a quote.
What sealant work can’t fix
Before booking, it’s worth knowing the limits:
- Water getting in through the grout rather than the sealant
- Tiles that have come away from the wall
- A tray that rocks until it’s re-bedded

When to call us in Whitehawk
Black mould is behind a lot of resealing. Steamy rooms that do not dry out give mould all the damp it needs, and mould that has grown into the silicone generally will not clean off.
People normally contact us when they notice something like this:
- Two layers of silicone, both failing
- Water escaping at the shower enclosure
- Sealant that has split, shrunk or peeled away
- Black mould in the silicone that won’t clean off
Homes close to St Cuthman's include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What your quote should include
- What the quote includes, VAT included or not
- How much experience the applicator has
- The length of the guarantee
- When the joint can take water or movement
Different surfaces, different methods
Baths
Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Wipe up water along the back of the worktop
- Check the joints every few months for splits or lifting
- Give the silicone its full cure time
- Move toiletries away from the joint
Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.
Whitehawk: your questions answered
Do you work in hotels near Whitehawk?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Do you cover smaller places like Whitehawk?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Where is Mr Mastic based?
We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Can you get rid of the black mould in my sealant?
Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.
Does someone need to be in?
We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.
Will there be a smell?
Possibly a little. Any smell clears as the sealant cures.
Do you guarantee your resealing?
Yes, for 12 months. Looking after the joint as we suggest helps it last.
