Bathroom & kitchen resealing in Seven Dials, Brighton and Hove
Problem with your baths, showers and worktops in Seven Dials? We remove the old material, prepare the joints and seal them properly, with a one-year guarantee.
- Cracked, shrunken or lifting silicone
- Water escaping at the shower enclosure
- Damp behind the bath or under the tray
Bathroom resealing for homes and businesses in Seven Dials
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We’re often asked to deal with failed sealant on the screen profile and a reseal done over the top of the old bead, on wet rooms, basins & vanity units and shower trays & enclosures.
Smaller places like Seven Dials still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.
Each job carries a 12-month guarantee.

Bathroom resealing in Seven Dials: local notes
Seven Dials is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Seven Dials. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
In the older streets around St Luke's Church Prestonville, walls and floors in older homes can move, and sealant and grout show it first.

Why it’s worth doing now in Seven Dials
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. Around Seven Dials, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or drop us an email.

Aftercare tips
After the cure time, these simple habits help:
- Dry the bead with a towel now and then
- Use gentle cleaners on the silicone
- Check the joints every few months for splits or lifting
- Run the extractor fan during and after every shower
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
What we can’t put right
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- A leaking waste, trap or valve
- Cracks in the tray itself rather than the joint
- A bath or tray that moves because it isn’t properly supported
Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before you book.

Common questions in Seven Dials
Do you work for hotels and guest houses in Seven Dials?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Do you cover smaller places like Seven Dials?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
What should I tell you?
Tell us what needs doing and where, plus photos if you have them. If we need more, we will ask.
Is white the only colour available?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.
Does someone need to be in?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
Can you get rid of the black mould in my sealant?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned.
The process
You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the job takes a couple of hours for a single bath or shower in most cases. A visit to Seven Dials is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
How to prepare
- Clear items away from the joints we are working on
- Let us know about stairs, lifts or work at height
- Mention any sign-in or site rules at work premises

Do you need bathroom resealing in Seven Dials?
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
It’s worth asking for a quote if you see:
- Damp behind the bath or under the tray
- Water escaping at the shower enclosure
- Sealant that has split, shrunk or peeled away
- A reseal done over the top of the old bead
Letting a property close to Brighton station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
What your quote should include
- What the quote includes, VAT included or not
- Whether they’re fully insured
- Is the old sealant removed completely?
- What the cure time is
DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
