Bathroom resealing in Roedean

Bathroom resealing for homes and businesses in Roedean

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Roedean. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. Typical jobs include shrunken sealant along the back of a worktop and a messy, uneven bead from a previous reseal, across shower trays & enclosures, kitchen worktops & upstands and wet rooms.

In a village or hamlet like Roedean, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

All of our work is guaranteed for twelve months, in Roedean and everywhere else we cover.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry the bead with a towel now and then
  • Open a window or run the fan so the room dries
  • Move toiletries away from the joint

In a kitchen, don’t let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

What we do, step by step

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work generally takes around two hours for one bath or shower, longer for a whole bathroom. In a small place like Roedean, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Bathroom resealing in Roedean: local notes

Roedean is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Roedean has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For landlords with property near Brighton station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as St Mark's Church, walls and floors in older homes can move, and sealant and grout show it first.

Roedean is about 2 miles east of Carlton Hill, in Brighton and Hove. From the centre of Roedean to the outskirts, we cover bathroom resealing for every kind of property, from flats and houses to offices and hotels. 30 places in Brighton and Hove are on our list, from the larger towns to small villages.

All of BN2 is covered for bathroom resealing. That includes homes and businesses on Peel Road, Cliff Road and Henley Road and the roads around them. We also cover Ovingdean (1 mile east), Rottingdean (1 mile east), Saltdean (3 miles east), East Saltdean (3 miles east) and Falmer (3 miles north). We also work in nearby towns such as Brighton and Hove (4 miles west), Hove (4 miles west), Brunswick (3 miles west), Seven Dials (3 miles north-west), Hollingdean (3 miles north-west) and Prestonville (3 miles north-west).

FAQs for Roedean

Do you cover smaller places like Roedean?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you take on hotel work around Roedean?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Can new silicone go straight over the old?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

What should I tell you?

Tell us what needs doing and where. If we need more, we’ll ask.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

Work for landlords, hotels and businesses

If you manage several properties in or around Roedean, several properties can go on one quote. Send us the addresses and the work at each.

How the job changes by surface

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

When to call us in Roedean

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

The problems people usually mention when they call include:

  • Cracked, shrunken or lifting silicone
  • Water getting behind the kitchen upstand
  • Black mould in the silicone that will not clean off
  • Leaking joints on a shower screen

If you look after a building such as St Mark's CofE Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Movement from a bath with loose feet or no proper support
  • Cracks in the tray itself rather than the joint
  • Damage behind the tiles that needs a tiler
