Common problems we fix in Kingston by Sea
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
The problems people normally mention when they call are:
- A messy, uneven bead from a previous reseal
- Leaks into the floor or ceiling below
- A joint torn by a bath that flexes
- A reseal done over the top of the old bead
Homes close to St Michael and All Angels Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

About our bathroom resealing in Kingston by Sea
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include water getting behind the bath panel and cracked, shrunken or lifting silicone, across kitchen worktops & upstands, baths and wet rooms.
Homes around Kingston by Sea range from older cottages to more recent houses. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.
All of our work is guaranteed for twelve months, in Kingston by Sea and everywhere else we cover.

Bathrooms and kitchens in Kingston by Sea
Kingston by Sea is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Letting a property close to Southwick station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Glebe Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Run the extractor fan during and after every shower
- Avoid abrasive pads on the sealant
- Keep an eye on the corners, where splits start
- Dry the bead with a towel now and then
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
Honest limits
Before you book, it’s worth knowing the limits:
- Water coming from the plumbing rather than the joint
- Cracked or missing grout between tiles (that’s regrouting)
- Damage behind the tiles that needs a tiler
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.

What happens on the day
On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work starts. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Parking around Kingston by Sea is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Move anything stored near the joints
- Mention any sign-in or site rules at work premises
- Mention any leaks or damp you’ve noticed

Why deal with it now?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. In a smaller place like Kingston by Sea, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Kingston by Sea: your questions answered
Is Kingston by Sea in your area for bathroom resealing?
Yes. We work across London and the South East, and Kingston by Sea is part of that. You can call 0345 464 0079 or email us and let us know what needs doing.
I let a flat near Southwick station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.
Can you reseal around my kitchen sink and worktop?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
Is white the only colour available?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Does the resealing come with a guarantee?
Yes. All our work comes with a 12-month guarantee.
Can new silicone go straight over the old?
No. New silicone will not bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.
Can I do it myself?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
