What we’re called out for in Kemptown

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.

Signs it’s time to call us include:

  • Water getting behind the kitchen upstand
  • A reseal done over the top of the old bead
  • Lumpy, uneven sealant from a DIY attempt
  • Black mould in the silicone that won’t clean off

For landlords with property near Brighton station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What to look for in a quote

  • How the joint is cleaned and prepared
  • What happens if they find a problem under the old sealant
  • Is the old sealant removed completely?
  • Which colour the sealant will be

Our hiring checklist

Bathroom resealing for homes and businesses in Kemptown

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on baths, kitchen worktops & upstands and basins & vanity units, and the jobs we see most are a bead that has pulled away from the tiles and leaking joints on a shower screen.

Smaller places like Kemptown still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.

All our work is covered by our one-year guarantee, wherever you are in Brighton and Hove.

Kemptown homes and their sealant

Kemptown is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

For an older house near a landmark such as St George's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What happens on the day

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before any work starts. The work generally takes around two hours for one bath or shower, longer for a whole bathroom. A visit to Kemptown is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Move anything stored near the joints
  • Let us know about earlier repairs to the joints
  • Mention any leaks or damp you’ve noticed

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Look for lifting corners and small gaps now and then
  • Give the silicone its full cure time
  • Wipe up water along the back of the worktop

Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

How we quote for bathroom resealing

Call for a quick quote. The main things that affect it are:

  • Whether the work is at height
  • The size of the job
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove

Leaving a failed joint normally makes the job bigger, not smaller. If you’re unsure, ring 0345 464 0079 or email us and we’ll give you an honest view and a quote.

Asking for a quote

You do not need to know the technical terms. It helps if you can tell us:

  • Access, such as stairs, a lift or height
  • A few pictures by email, if you can
  • Where the property is
  • If someone has resealed it before

We quote each job on its own, so the first step is telling us about yours. Just call 0345 464 0079 or drop us an email with the details, and pictures are welcome.

Questions from Kemptown

Do you work in hotels near Kemptown?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

I let a flat near Brighton station. Can you help?

Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

How do I get a quote for bathroom resealing in Kemptown?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Can new silicone go straight over the old?

No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

Do you cover Kemptown?

Yes, we do. Kemptown is part of the area we cover.

How the job changes by surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

When it is not the sealant

We will always be straight with you, so here’s what new sealant will not do:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray or bath that’s cracked through

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly.
