Mastic and sealant work in London
If you’re looking for a mastic man in London, you probably have a bead of sealant that has gone black, split or come away from the bath. We reseal baths, showers, basins and kitchen worktops, replace tired mastic around windows and doors, and seal external joints on homes and commercial buildings in every part of Greater London.
Every job starts the same way: the old sealant comes out completely. New silicone won’t bond to old silicone, so sealing over the top only hides the problem for a few weeks. Once the joint is clean and dry, we lay a single neat bead of the right product. Our bathroom resealing page explains each step.
Terraces, conversions and mansion blocks
Much of London’s housing is Victorian and Edwardian: long terraces of brick houses, many now split into two or three flats. In a conversion, the bathroom often sits directly above someone else’s ceiling. A failed bath seal that would only stain a joist in a house can mean a damp patch, a stained ceiling and an awkward conversation with the neighbour below. So when we reseal in a converted flat, we look hard at where the bath meets the wall, the tray corners and the edge of any shower screen, because those are the usual leak paths.
Mansion blocks and purpose-built flats bring their own jobs. Bathrooms are often small and poorly ventilated, so condensation sits on the sealant and mould follows. Some older blocks still have timber sash windows, while others had uPVC or aluminium replacements years ago, and the mastic around those frames is now hard and cracked. We cut it out, use backing rod where the gap is deep and apply a flexible sealant to suit the frame and the wall.
Newer flats are not immune. Builders’ sealant in new-build bathrooms often fails in the first year or two as the building settles and the shower is used every day. We also seal brickwork movement joints and the joints between render, cladding and frames. If your building dates from before 2000 and the old mastic looks original, read our guide on whether old mastic could contain asbestos before anyone disturbs it.

Hard water, busy streets and London weather
London’s water is hard. Thames Water supplies most of the capital, with Affinity Water covering parts of north and west London, and both leave limescale on taps, tiles and shower screens. Limescale builds up along the bottom edge of a sealant bead, holds moisture and gives mould somewhere to start. Scrubbing it off hard can also scuff and lift the silicone, so we use anti-fungal sanitary silicone and talk you through cleaning that won’t damage it.
Outside, London is milder and drier than much of the UK, but its buildings still move with the seasons. Brick and render expand and contract, timber frames swell and shrink, and traffic and building work nearby add vibration. A rigid or overstretched bead soon cracks. We choose low-modulus sealants for joints that need to move and set the right depth so the joint can stretch without tearing.
Hotels, offices and rented flats
London has a vast number of hotel rooms, office washrooms and rented flats, and every one of them has sealant that wears out. For hotels we work room by room, so rooms go back into use as soon as the sealant has cured. Office welfare facilities, kitchens and washrooms can be resealed early in the morning or out of hours by arrangement, so staff aren’t disrupted. Our commercial sealant page shows how we plan larger jobs.
Landlords and letting agents call us between tenancies and when a tenant reports mould or a leak. Black, peeling sealant is one of the first things a new tenant notices, and a failed seal over a ground-floor flat or shop can turn into a much bigger repair. In blocks, we’re happy to work with managing agents and give a clear written quote for each flat or for the building as a whole.

Questions from London
Do you cover all of Greater London?
Yes. We work across inner and outer London from our base in Crawley. Tell us your postcode when you get in touch.
My bath is leaking into the flat below. Can you help?
Yes. We cut out all of the old sealant, find where water is getting past it, dry the joint and reseal. If the leak is from pipework rather than the seal, we’ll tell you so you can call a plumber.
Can you reseal windows in a mansion block?
Yes, where the frames can be reached safely. Internal frame joints are straightforward. For external joints on upper floors, we’ll talk through access with you and the managing agent before we quote.
Do you work in hotels and offices out of hours?
Out-of-hours working can be arranged for commercial jobs, so washrooms and guest rooms can be done when they are least used.
Will London’s hard water make new sealant go black again?
Hard water doesn’t cause mould, but limescale along the bead holds moisture. Wiping the joint dry after a shower and cleaning gently help the new anti-fungal silicone last.
Do you work for London landlords and letting agents?
Yes. We reseal between tenancies and after tenants report mould or leaks, and we can quote for several properties at once.
Is parking an issue for a London visit?
Many London streets have controlled parking. Let us know about parking and access when you book, so we can plan the visit.
Is the work guaranteed?
Yes. Every job comes with our one-year guarantee.
