Bathroom resealing for homes and businesses in Orpington

Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you’re dealing with lumpy, uneven sealant from a DIY attempt and new sealant laid over old sealant that is now lifting, we can put it right, on baths, basins & vanity units and kitchen worktops & upstands alike.

In much of London, period terraces have been converted into flats over the years, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

Quotes for bathroom resealing in Orpington

We quote each job individually. These are the things that affect it:

  • How easy the joints are to reach
  • Whether there’s mould to deal with
  • The type of sealant required
  • Working hours on commercial sites

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or email us and we will talk you through it.

What to tell us for a quote

When you call or email, it’s useful to know:

  • Any previous sealing or DIY work
  • A few photos by email, if you can
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved

When to call us in Orpington

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

Signs it’s time to call us include:

  • Cracked, shrunken or lifting silicone
  • Gaps where the bath or tray has moved
  • A reseal done over the top of the old bead
  • Mouldy sealant that has gone black

Managing a site like Perry Hall Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How the job changes by surface

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Aftercare tips

To keep the joints looking good and working properly:

  • Keep the fan on for a while after bathing
  • Look for lifting corners and small gaps now and then
  • Wipe up water along the back of the worktop
  • Avoid abrasive pads on the sealant

Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just ring 0345 464 0079 or email us.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

The process

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take two to three hours for a typical bath, depending on how much old sealant there is. In a London area like Orpington, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Keep pets and children clear of the area while we work
  • On commercial sites, let us know about site rules

Honest limits

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Tiles that have come away from the wall
  • Movement from a bath with loose feet or no proper support
  • Water getting in through the grout rather than the sealant

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.

What colours of sealant can you use?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

When can I use the bath or shower again?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
