How we handle bathroom resealing in Barking

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just phone 0345 464 0079 or send us an email with a photo of the joints, and we’ll give you a clear price for bathroom resealing in Barking. We work on kitchen worktops & upstands, basins & vanity units and sinks & splashbacks, and people most often call us about gaps where the bath or tray has moved and failed sealant on the screen profile.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in Barking, getting the joints right keeps water where it belongs and the room looking clean.

Whatever the size of the job, it’s backed by our 12-month guarantee in Barking and across Greater London.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Different surfaces, different methods

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Barking: your questions answered

I let a flat near Barking station. Can you help?

Yes, we work for landlords and agents. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Could a tired shower seal in my Barking flat affect the neighbours below?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can you get rid of the black mould in my sealant?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Are you insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can I add another job to the visit?

Yes. More than one area can go on one quote.

Barking homes and their sealant

In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. London has hard water, so limescale builds up on sealant, grout and fittings.

Homes close to St Patrick's Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. As a London address, Barking can be tricky for parking: let us know about parking bays, permits or a driveway.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Use gentle cleaners on the silicone
  • Look for lifting corners and small gaps now and then
  • Wipe up water along the back of the worktop
  • Do not let bottles sit on the bead

Keep water off the new bead until it has cured, which is normally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

Do you need bathroom resealing in Barking?

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

Signs it’s time to call us include:

  • Gaps where the bath or tray has moved
  • A messy, uneven bead from a previous reseal
  • Damp behind the bath or under the tray
  • New sealant laid over old sealant that is now lifting

If you look after a building such as Eastbury Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

  • How long to leave it before use

What affects the cost of bathroom resealing

For a quick quote, just ask. What matters most is:

  • How easy the joints are to reach
  • Any working-time requirements on site
  • How many areas need sealing
  • How much there is to do

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What we need to know

When you contact us, it’s useful to know:

  • The rough size of the job
  • If it’s domestic, commercial or a hotel
  • What’s wrong with the joints now
  • If someone has resealed it before

To get a quote, call 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.

How it works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. In a London area like Barking, the main things to plan are parking and access: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • Mention any tricky access
  • Let us know if you’ve seen damp or leaks
