Bathroom resealing in Kilburn

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on wet rooms, basins & vanity units and kitchen worktops & upstands, and the jobs we see most are lumpy, uneven sealant from a DIY attempt and shrunken sealant along the back of a worktop.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in Kilburn, getting the joints right keeps water where it belongs and the room looking clean.

You get a one-year guarantee, the same in Kilburn as everywhere else we work.

Why it’s worth doing now in Kilburn

The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Kilburn, the repair is bigger than the sealant job would have been.

What you pay reflects the work, not a rough estimate. That is why we ask about the job first.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Tiles that have come away from the wall
  • Failed grout lines across the wall
  • Water coming from the plumbing rather than the joint

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly before you book.

Bathrooms and kitchens in Kilburn

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.

For site and facilities teams at buildings such as Salusbury Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to St Anne's and St Andrew's include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Kilburn is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

How it works

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes around two hours for one bath or shower, longer for a whole bathroom for a typical job. For a job in Kilburn, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, normally around 24 hours.

Before we arrive

  • Keep children and pets away from the work area

Keeping the joints in good condition

Looking after new joints is easy:

  • Keep bottles off the sealant line
  • Give the silicone its full cure time
  • Squeegee the walls and tray after use
  • Wipe up water along the back of the worktop

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Kilburn: your questions answered

I live in a flat in Kilburn. Can a failed seal leak into the flat below?

Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.

Can parking be tricky for a visit in Kilburn?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Kilburn.

Do you work in Kilburn?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, Kilburn included.

What colours of sealant can you use?

You are not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

How long before the new sealant can get wet?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

For anyone letting property in or around Kilburn, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

Surface by surface

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
