About our bathroom resealing in Highbury

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on baths, wet rooms and sinks & splashbacks, and common reasons people get in touch are two layers of silicone, both failing and damp behind the bath or under the tray.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Bathrooms and kitchens in Highbury

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. There are hotels and other places to stay in and around Highbury. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

As a London address, Highbury can be tricky for parking: let us know about parking bays, permits or a driveway. Homes close to Christ Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Highbury is about 4 miles north-east of City of Westminster, in Greater London. Across the N1 area, we can carry out bathroom resealing at your property. Our Greater London coverage runs to 764 places, Highbury among them.

Every address in N1, N16 and N5 is within our area for bathroom resealing. Local streets include Prah Road, Dove Road and Lough Road. With the A1199 close by, Highbury is easy for our applicators to reach. Nearby, we also carry out bathroom resealing in Newington Green (1 mile east), Mildmay (1 mile east), Canonbury (1 mile south-east), De Beauvoir Town (1 mile south-east) and Stoke Newington (1 mile north-east). Larger places within reach include London (4 miles south), City of Westminster (4 miles south-west), Marylebone (3 miles south-west), Kensington (6 miles south-west), Walthamstow (4 miles north-east) and Whitechapel (3 miles south-east).

Near you in Highbury

We work in homes and buildings around Highbury Fields, Musical Theatre Academy and The Snooty Fox pub, among other places. There’s a railway station in Highbury itself: Canonbury station. Other landmarks nearby include Arsenal Football Club Museum (0.6 miles north-west) and Montfichet's Tower (2.7 miles south). Not far away are Gillespie Park and Dartmouth Park Hill.

What affects the quote in Highbury

Every job gets its own quote. These are the things that affect it:

  • The amount of work
  • Access and height
  • Any mould that needs treating
  • Working hours on commercial sites

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Helping us quote

To make quoting easier, please include:

  • If someone has resealed it before
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel
  • The rough size of the job

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you’re ready, phone 0345 464 0079 or send us an email.

The process

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Highbury. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, normally around 24 hours.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep children and pets away from the work area

How to get a quote

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

Why act early in Highbury

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

When to call us in Highbury

Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

People usually contact us when they notice one of these:

  • Gaps where the bath or tray has moved
  • Smears of silicone across the tiles
  • Water getting behind the kitchen upstand
  • Water escaping at the shower enclosure

If you look after a building such as Highbury Quadrant Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When something else is needed

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Failed grout lines across the wall
  • Cracks in the tray itself rather than the joint
  • A tray that rocks until it’s re-bedded

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

Common questions in Highbury

Do you work for landlords with property near Canonbury station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.

Can parking be tricky for a visit in Highbury?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or drop us an email.

Will there be a smell?

Possibly a little. It fades as the sealant cures.

How long does it take to reseal a bath or shower?

One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Is white the only colour available?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Different surfaces, different methods

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
