Bathroom resealing in Covent Garden

About our bathroom resealing in Covent Garden

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Covent Garden. We are fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. If you’re dealing with mouldy sealant that has gone black and splits where the tray meets the wall, we can help, on shower trays & enclosures, kitchen worktops & upstands and baths alike.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in Covent Garden, getting the joints right keeps water where it belongs and the room looking clean.

Every job comes with our one-year guarantee, wherever you are in Greater London.

Common problems we fix in Covent Garden

A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

If you can see any of these, it’s time to have the joints looked at:

  • Black mould in the silicone that will not clean off
  • Gaps where the bath or tray has moved
  • New sealant laid over old sealant that is now lifting
  • A bead that has pulled away from the tiles

As a London address, Covent Garden can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

What your quote should include

  • Is VAT in the price?
  • What happens if they find a problem under the old sealant
  • Whether you can choose the colour
  • What preparation is included

10 questions to ask before you book

What affects the cost of bathroom resealing

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • Access and height
  • How many areas need sealing
  • Which sealant suits the joint
  • Mould in or behind the old joints

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, call 0345 464 0079 or drop us an email for an honest opinion and a quote.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • If it’s domestic, commercial or a hotel
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now
  • How many joints, rooms or windows are involved

Want a quote for bathroom resealing? Please phone 0345 464 0079 or email us with a few details. We will explain what we’d do and send you a clear quote before any work starts.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Keep scourers and sharp tools away from the bead
  • Wait for the cure time we give you
  • Keep the fan on for a while after bathing
  • Stick to a soft cloth and a mild cleaner

Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works.

If you manage several properties in or around Covent Garden, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

What we do, step by step

We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Covent Garden. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules

Advice

What bathroom resealing looks like in Covent Garden

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early. London’s water is hard, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near London Charing Cross station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as St Clement Danes CofE Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Covent Garden is about 1 mile east of City of Westminster, in Greater London. Whether you are in the middle of Covent Garden or further out, we cover bathroom resealing for every kind of property. Across Greater London, we cover 764 places, and Covent Garden is one of them.

Why act early in Covent Garden

A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. Water creeps under it and mould follows. In a flat in Covent Garden, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What you get with us

  • A sealant colour to suit the surroundings
  • 12-month guarantee on every job
  • You choose the colour before work begins
  • White, clear, grey or coloured to suit, where the product allows

Covent Garden questions

Do you work for landlords with property near London Charing Cross station?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.

Can parking be tricky for a visit in Covent Garden?

Parking in Covent Garden, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Can you quote for more than one area?

Yes, we can. More than one area can be quoted together.

Do you work in Covent Garden?

Yes, we do. Our applicators work in Covent Garden.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures.

Different surfaces, different methods

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop, so the line doesn’t stand out.

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.
