Specialist bathroom resealing for Fulham: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Smears of silicone across the tiles
- Water escaping at the shower enclosure
- Gaps where the bath or tray has moved
How we handle bathroom resealing in Fulham
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. If you have smears of silicone across the tiles and gaps between the worktop and the wall, we can put it right.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout.
Whatever the size of the job, you get the same one-year guarantee in Fulham and across Greater London.

Questions from Fulham
Can worn sealant in a flat in Fulham cause a leak downstairs?
Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that is down. A proper reseal before the leak starts is the easy fix.
I let a flat near West Brompton station. Can you help?
Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or email us with the details for a clear quote.
Do you come to Fulham?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Fulham.
Do you do kitchens as well as bathrooms?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
Is it OK to put new sealant on top of the old bead?
No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.
Can you get rid of the black mould in my sealant?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
What information do you need?
Let us know what needs doing and where, plus photos if you have them. If we need more, we’ll ask.
For landlords and businesses
We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Loose or hollow tiles, or failed tanking behind them
- Movement from a bath with loose feet or no proper support
- A cracked shower tray or bath (that needs repair or replacement)
If you are not sure, just ring 0345 464 0079 or email us and we will give you a straight answer before booking.

Aftercare tips
Aftercare is simple:
- Do not leave water standing on kitchen joints
- Give the silicone its full cure time
- Stick to a soft cloth and a mild cleaner
- Move toiletries away from the joint
Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

What affects the quote in Fulham
For a quick quote, just ask. What matters most is:
- The number of rooms or windows
- The number and length of the joints
- Any working-time requirements on site
- Which sealant suits the joint
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- The problem you’ve noticed
- Where the job is, and your postcode
- The rough size of the job
- Pictures of the joints, sent by email
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, phone 0345 464 0079 or send us an email.
How the job changes by surface
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Bathroom resealing around Fulham
Fulham has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.
Homes close to St. Peter's Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Fulham is in London, so parking needs planning: let us know about parking bays, permits or a driveway. For landlords with property near West Brompton station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How it works
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included. For a job in Fulham, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- We start by protecting the area and stripping out the old bead.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, normally after around 24 hours.
Getting ready for the visit
- Tell us if parking is tricky
- Let us know if you’ve seen damp or leaks
- Clear the area around the work
