Bathroom resealing for City of London homes and businesses

How it works

On the day, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work normally takes around two hours for one bath or shower, longer for a whole bathroom. In City of London, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any leaks or damp you’ve noticed

How we handle bathroom resealing in City of London

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. Common call-outs are for gaps where the bath or tray has moved and sealant that has split, shrunk or peeled away, across shower trays & enclosures, sinks & splashbacks and basins & vanity units.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in City of London are no different.

Your job is guaranteed for a year, as with all our work.

How we quote for bathroom resealing

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • Whether old sealant or filler has to be cut out
  • Access and height
  • The size of the job
  • Mould in or behind the old joints

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will go through it with you.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property
  • Pictures of the joints, sent by email

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. When it suits you, ring 0345 464 0079 or send us an email.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Squeegee the walls and tray after use
  • Keep bottles off the sealant line
  • Look for lifting corners and small gaps now and then
  • Do not leave water standing on kitchen joints

Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Different surfaces, different methods

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.

What bathroom resealing looks like in City of London

In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near London Cannon Street station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In the older streets around St Olave Old Jewry, older homes can move a little, which is hard on rigid grout and tired sealant. City of London is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

Why it’s worth doing now in City of London

Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Common questions in City of London

Do you work in hotels near City of London?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Could a tired shower seal in my City of London flat affect the neighbours below?

Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.

Do you guarantee your resealing?

Yes. All our work comes with a 12-month guarantee, and we’re fully insured.

Where are you based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Can new silicone go straight over the old?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.

Do you have insurance?

Yes. We’re fully insured.

What information do you need?

A short description and the location, with pictures by email if possible. If we need more, we’ll ask.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
