How the job changes by surface

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and is not stretched when it’s used.

How we handle bathroom resealing in Barbican Estate

It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you have new sealant laid over old sealant that is now lifting and a bead that has pulled away from the tiles, we can put it right.

Across London, a large share of homes are flats, conversions or mansion blocks, and many bathrooms sit right above someone else’s ceiling. In Barbican Estate, that is a good reason to put tired sealant and grout right early.

You get a one-year guarantee, the same in Barbican Estate as everywhere else we work.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Loose or hollow tiles, or failed tanking behind them
  • Water getting in through the grout rather than the sealant
  • Water coming from the plumbing rather than the joint

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

What we seal

  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures
  • Baths

How it works

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks
  • Tell us about any previous sealing or DIY attempts

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Landlords, agents and businesses in Barbican Estate

We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

Keeping the joints in good condition

Looking after new joints is easy:

  • Keep bottles off the sealant line
  • Never pick at the silicone with a blade
  • Keep the fan on for a while after bathing
  • Dry the bead with a towel now and then

Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Quotes for bathroom resealing in Barbican Estate

Every job gets its own quote. These are the things that affect it:

  • Whether there’s mould to deal with
  • The number of rooms or windows
  • Whether the work is at height
  • The size of the job

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

What we need to know

  • Where the property is
  • Any previous sealing or DIY work

Bathroom resealing in Barbican Estate: local notes

London’s water is hard, which leaves limescale on sealant, grout and taps. Barbican Estate has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For an older house near a landmark such as St Giles-without-Cripplegate, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Prior Weston Primary School and Children's Centre, we reseal washrooms and kitchens in schools and businesses as well as homes. As a London address, Barbican Estate can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Barbican Estate is about 1 mile north of London, in Greater London. Wherever you are in the EC1V postcode area, we can carry out bathroom resealing at your property. 764 places in Greater London are on our list, large and small.

FAQs for Barbican Estate

Can you help a landlord with a rental near Moorgate station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear price.

Do you work in hotels near Barbican Estate?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint.

What colours of sealant can you use?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

When can I use the bath or shower again?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.

Is it OK to put new sealant on top of the old bead?

No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. We remove the old bead completely before resealing.

Are you fully insured?

Yes. Full insurance covers our work.

Do you cover Barbican Estate?

Yes. We cover Barbican Estate. To book, ring 0345 464 0079 or email us.
