About our floor joint sealing in London
Floor joint sealing is mostly about choosing the right product and preparing the joint. Old caulk, grout or failed sealant comes out first, the joint is cleaned and backed where needed, then the new sealant goes in. Common call-outs are for gaps opening between the floor and skirting and floor edges that trap water and grime, on commercial floors, wet room & bathroom floors and skirting boards.
London has plenty of estates from recent decades, where the builder’s original sealant around baths, frames and skirtings may be due for replacing. Snagging and second-fix sealing are part of what we do for developers and new-home owners alike.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Quotes for floor joint sealing in London
We quote each job individually. These are the things that affect it:
- How much old sealant there is and how hard it is to remove
- Whether there’s mould to deal with
- How many areas need sealing
- Which sealant suits the joint
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.
What to tell us for a quote
Before you ask for a quote, have a think about:
- Where the property is
- Roughly how big the job is
- Whether it’s a home or a business
- Whether it has been sealed before
We don’t publish a price list. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or send us an email.
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Keep floor cleaning water to a minimum at the edges
- Do not paint over silicone
- Keep caulk for dry, still joints only
- Check skirting joints after the heating season
Avoid flooding the floor when you clean. Less water at the edges helps the joints last.
Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen.

Common questions in London
Is London in your area for floor joint sealing?
Yes. Our work covers London and the South East, and London is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear quote.
Is there a guarantee on floor joint sealing in London?
All our work, in London and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Are you fully insured?
Yes, we’re fully insured for domestic and commercial work.
What causes gaps between the floor and skirting?
Usually it’s movement: heating drying the timber, or a filler that’s too rigid. A flexible bead keeps up with the movement.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.
How soon can the floor be mopped?
Follow the cure time we give you. Feet are usually fine first, then mopping, then heavy wheels in most cases.
I rent my home. Can I book you?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
Signs you need floor joint sealing in London
Caulk is the usual filler for skirting. In a joint that moves or gets wet, it splits so the gap reappears.
Look out for any of the following:
- Skirting caulk that keeps splitting
- Worn sealant at door thresholds
- Concrete floor joints that have broken down
- Skirting that has pulled away from the floor
Schools such as Charles Dickens Primary School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.
Questions to ask before booking
- How the joint is cleaned and prepared
- Who turns up on the day
- What happens if the job turns out different
- How the colour is chosen
What happens on the day
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for most rooms, longer for large commercial floors, depending on how much there is to do. In London, we work in everything from flats and family homes to offices and hotels. For each, it helps to know about access, parking and where the joints are.
- We start by checking the floor, the joint and what traffic it takes.
- Any old caulk, grout or sealant is raked or cut out.
- The joint is vacuumed clean and backing fitted where needed.
- We apply the sealant in a colour that suits the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Preparing for the visit
- Tell us if parking is tricky
- Let us know about earlier repairs to the joints
- Clear items away from the joints we’re working on
How to get a quote

Advice
Surface by surface
Skirting boards
Skirting-to-floor joints are a regular job for us. We take out any cracked caulk before sealing.
Wet room and bathroom floors
Wet room floors rely on sound joints at the walls. It’s resealed with a sanitary silicone.
Can I do it myself?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
