Bathroom & kitchen resealing in Shirley, Southampton
Our applicators work in Shirley on bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly.
- New sealant laid over old sealant that is now lifting
- Sealant that has split, shrunk or peeled away
- Mouldy sealant that has gone black
For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Bathroom resealing in Shirley, done properly
A bead that has gone black, split or come away is worth sorting before it lets water through. A photo of the joints helps when you phone 0345 464 0079 or drop us an email, and we’ll send you a clear quote before any work starts. If you have leaking joints on a shower screen and cracked, shrunken or lifting silicone, we can put it right.
Smaller places like Shirley still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.
Each job carries a 12-month guarantee, whatever its size.

Bathroom resealing around Shirley
Shirley is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Shirley has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
In the older streets around Shirley Parish Church, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Wordsworth Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What affects the cost of bathroom resealing
Your quote is based on your job. We take into account:
- Whether there’s mould to deal with
- Any working-time requirements on site
- The number and length of the joints
- The old material and how stubborn it is
Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.
Asking for a quote
Photos help, but a description is a good start. Please mention:
- If someone has resealed it before
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
- The problem you’ve noticed
Need a quote? Please ring 0345 464 0079 or drop us an email with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. In a smaller place like Shirley, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

When to call us in Shirley
The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.
If you can see any of these, it’s time to have the joints looked at:
- Sealant that has split, shrunk or peeled away
- A joint torn by a bath that flexes
- Black mould in the silicone that will not clean off
- Shrunken sealant along the back of a worktop
Rented homes near Millbrook (Hants) station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How the visit works
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen from start to finish. Parking around Shirley is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- First the area is protected and every bit of old sealant removed.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, generally around 24 hours.
Before we arrive
- Tell us about any previous sealing or DIY attempts
- Plan for the work area to be out of bounds to pets and children
- For business premises, tell us about site rules or sign-in

Advice
Looking after it afterwards
To keep the joints looking good and working properly:
- Never pick at the silicone with a blade
- Don’t leave water standing on kitchen joints
- Keep an eye on the corners, where splits start
- Squeegee the walls and tray after use
Don’t stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
Shirley questions
Do you take on hotel work around Shirley?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
I let a flat near Millbrook (Hants) station. Can you help?
Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or email us with the details for a clear quote.
What does bathroom resealing cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.
Do you reseal kitchen worktops and sinks too?
Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.
How long before the new sealant can get wet?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Where are you based?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
