About our floor joint sealing in Aberdeen

Floor joint sealing is mostly about choosing the right product and preparing the joint. We remove what’s there first, then clean, back and seal the joint. Common call-outs are for floor edges that trap water and grime and open joints around bathroom floor edges, on thresholds, wet room & bathroom floors and tiled floors.

Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. Those joints, and plot mastic for developers, are part of the work we cover in Aberdeen.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Aberdeen questions

Is floor joint sealing in Aberdeen guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Can you do floor joint sealing in Aberdeen?

Yes. We work across all of Scotland, and Aberdeen is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Can you seal over the old sealant?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

How long does the job take?

A typical job takes a few hours for most rooms, longer for large commercial floors, including preparation and clearing up. We’ll confirm how long when we quote.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Can you use decorators’ caulk instead?

Only on dry joints that don’t move. Caulk cracks as the floor moves. A flexible sealant is the better choice.

Can I choose the sealant colour?

We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes a morning or an afternoon for most homes, depending on the amount of work. In a city area like Aberdeen, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • Let us know about stairs, lifts or work at height
  • Clear the area around the work

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Water getting under the tiles from elsewhere
  • Floors that are uneven or need levelling
  • Structural movement or subsidence

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

How we quote for floor joint sealing

Call for a quick quote. What matters most is:

  • How much old sealant there is and how hard it is to remove
  • The size of the job
  • Working hours on commercial sites
  • Whether there’s mould to deal with

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Asking for a quote

To help us quote quickly, please include:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs
  • Roughly how big the job is
  • Whether it has been sealed before

There’s no standard price list. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

Why it’s worth doing now in Aberdeen

Dirt builds up in open joints and makes the floor look worn. A neat sealed joint is easier to clean. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Common problems we fix in Aberdeen

Timber floors and skirting shrink and swell through the year. Heating dries timber and opens gaps along the skirting and they change again in summer.

Common reasons people contact us are:

  • Floor edges that trap water and grime
  • Gaps opening between the floor and skirting
  • Open joints around bathroom floor edges
  • Skirting caulk that keeps splitting

For landlords with property near Aberdeen station, gaps at skirtings and thresholds are worth sealing between tenancies.

What to look for in a quote

  • Whether VAT is included
  • What happens if the job turns out different
  • How the surfaces are prepared before sealing
  • Whether you can choose the colour

10 questions to ask before booking

Surface by surface

Commercial floors

Commercial washrooms and kitchens have floor joints that get wet constantly. They’re resealed with a flexible, water-resistant sealant.

Thresholds

Thresholds between rooms meet two floors and often a door frame. A flexible sealant suits both floor finishes.

What floor joint sealing looks like in Aberdeen

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Across Aberdeen, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal.

Community buildings like Rutherford Church And Church Hall are part of the picture too: floor and skirting joints in halls and kitchens wear like any others. Managing a site like Aberdeen Grammar School? Then floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.
