Trusted floor joint sealing in Edinburgh

Floor joint sealing in Edinburgh, done properly

Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. We seal skirting gaps, tiled floor movement joints and concrete floor joints with a sealant suited to the movement and traffic. If you’re dealing with perimeter joints in tiled floors filled with grout and skirting caulk that keeps splitting, we can help, on skirting boards, wet room & bathroom floors and thresholds alike.

In older Scottish city flats, floors are often timber over joists, so skirting joints open and close through the year. In Edinburgh, a flexible sealant suits those joints better than filler.

You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Check the sealant is paintable before decorating
  • Keep caulk for dry, still joints only
  • Check skirting joints after the heating season
  • Keep heavy wheels off new concrete joints until cured

Do not paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

Your questions about floor joint sealing in Edinburgh

What guarantee comes with floor joint sealing in Edinburgh?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you work for landlords with property near Haymarket station?

Yes. We work for landlords and agents as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Do I have to be there?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

How long will you be here?

That depends on the amount of work, but most jobs take a few hours for most rooms, longer for large commercial floors. We will give you a better idea when we quote.

Do you take out the old sealant first?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can you quote for more than one area?

Yes. Just list everything you need and we will quote it together.

Do you use a paintable sealant?

If you tell us beforehand, yes. We use a paintable flexible sealant on joints you plan to paint and wet areas get silicone.

Why deal with it now?

Filling a skirting gap with caulk looks fine at first, so the gap reappears. A flexible sealant stretches instead and keeps the joint sealed. Private landlords in Edinburgh must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

What you get with us

Signs you need floor joint sealing in Edinburgh

New floors settle once they’re in use. The edges pull away from the skirting and anything rigid cracks.

The problems people generally mention when they call include:

  • Threshold joints that have opened or worn
  • Rigid edge joints in tiled floors
  • Dirt and water collecting in open floor joints
  • Failed joint filler in concrete floors

Community buildings like St Cuthbert's Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

Comparing quotes

  • How long the guarantee is
  • How much experience the applicator has
  • How the surfaces are prepared before sealing

How the job changes by surface

Thresholds

Where a tiled floor meets timber or carpet, the joint takes movement from both sides. We bridge them with a flexible bead.

Concrete floor joints

Sawn joints in concrete floors control where it cracks. We reseal them with a floor-joint product suited to the traffic.

The process

We keep the work tidy and contained to the joints we are treating, so you can get on with your day. The job normally takes a morning or an afternoon for most homes, and we tell you how long to leave it before we go. Inside a flat in Edinburgh, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. The room is cleared along the joints so we can reach them.
  2. Old material is removed from the joint.
  3. We clean and dry the edges of the joint.
  4. We apply a flexible sealant suited to the floor and tooled.
  5. Finally, we check the work and talk you through aftercare.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • For business premises, tell us about site rules or sign-in
  • Tell us about any water getting in

Advice

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

New homes and floors in Edinburgh

Across Edinburgh, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

For landlords with property near Haymarket station, gaps at skirtings and thresholds are worth sealing between tenancies. If you look after a building such as Tollcross Primary School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

When it isn’t the sealant

New sealant cannot fix everything, and we’ll tell you before work begins. It will not solve:

  • Bouncy or failing floorboards
  • Water getting under the tiles from elsewhere
  • Movement too big for a sealant joint

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.
