Dundee Floor Joint Sealing
We cover Dundee for sealing skirting-to-floor joints, tiled floor movement joints and concrete floor joints. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Caulk that has cracked where the floor moves
- Rigid edge joints in tiled floors
- Cracked grout where a tiled floor needs a movement joint
Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
About our floor joint sealing in Dundee
We seal floor joints in homes, offices and commercial buildings across Dundee. Each job starts with looking at the floor and the gap, because the right sealant depends on both. If you are dealing with open joints around bathroom floor edges and dirt and water collecting in open floor joints, we can put it right.
Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. In Dundee, we cover those floor joints as well as plot mastic for developers.
Whatever the size of the job, you get the same one-year guarantee.
What the job involves on each surface
Wet room and bathroom floors
Bathroom floors meet baths, trays, panels and skirting. We seal them with anti-fungal sanitary silicone.
Skirting boards
If the skirting is painted, a paintable flexible sealant works well. In wet rooms and kitchens, silicone is usually better.
New homes and floors in Dundee
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across Dundee, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
For site and facilities teams at buildings such as Scottish School of Contemporary Dance, floor and threshold joints in busy corridors wear quickly and are best resealed early.

Honest limits
A few problems are outside what sealant work can do:
- Water getting under the tiles from elsewhere
- Concrete repairs beyond the joint
- A tiled floor that needs relaying
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

What affects the cost of floor joint sealing
We don’t publish a price list. What we look at:
- The product the joint needs
- The old material and how stubborn it is
- The number and length of the joints
- Any mould that needs treating
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Helping us quote
To make quoting easier, let us know:
- Photos by email, if that’s easy
- The address or postcode of the job
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
If you’re in Dundee and need floor joint sealing, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.
When to call us in Dundee
When a tiled floor has no movement joints, the grout takes the strain. You will see a crack running along the grout, where a flexible joint should have been.
The most common problems we see are:
- Cracked caulk along skirting in bathrooms and kitchens
- Open gaps along the bottom of skirting boards
- Perimeter joints in tiled floors filled with grout
- Gaps between floors and kitchen plinths
Letting a property close to Dundee station? Then gaps at skirtings and thresholds are worth sealing between tenancies.
What to look for in a quote
- Whether VAT is included
- What happens if they find a problem under the old sealant
- How much experience the applicator has
- Whether they seal over old material or remove it
How it works
There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for most rooms, longer for large commercial floors from start to finish. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Dundee, it helps to know the floor, the door entry arrangements and the nearest parking.
- We start by checking the floor, the joint and what traffic it takes.
- We remove what’s in the joint now.
- We vacuum out the joint and add backing where the depth needs setting.
- We apply the sealant in a colour that suits the floor.
- The joint is tooled neatly and the cure time explained.
Getting ready for the visit
- Mention any parking rules near the property
- Plan for the work area to be out of bounds to pets and children
- Try not to wet indoor joints just before the visit

What else we do in Dundee
Dundee: your questions answered
Can you help a landlord with a rental near Dundee station?
Yes. We work for letting agents and landlords as well as householders. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Is Dundee in your area for floor joint sealing?
Yes, Dundee is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Do you seal floor joints in bathrooms and kitchens?
Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone to keep mop water out.
Can sealant along the skirting be painted?
Where the skirting will be painted, we can use a flexible sealant that takes paint. Silicone is not made to be painted, so it’s kept for wet areas and unpainted joints.
Where do you work from?
Our base is Crawley. Our area covers South East England, London and Scotland.
Is it OK to seal over old sealant?
No. The old sealant always comes out first, so the new sealant bonds properly.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Why not just use caulk?
Not where the floor moves or gets wet. Caulk cracks as the floor moves, so the gap comes back. A flexible sealant is the better choice.
Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Keep heavy wheels off new concrete joints until cured
- Keep caulk for dry, still joints only
- Get cracks along tile grout lines looked at early
- Avoid sloshing water against skirting
Avoid flooding the floor when you clean. Less water at the edges helps the joints last.
Concrete joints damaged by traffic get worse quickly. Sealing them early protects the edges.
