How we handle bathroom resealing in Sholing

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on shower trays & enclosures, wet rooms and kitchen worktops & upstands, and people most often call us about black mould in the silicone that won’t clean off and gaps where the bath or tray has moved.

Even in a smaller place like Sholing, bathrooms and kitchens see heavy daily use. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

Every job is covered by our 12-month guarantee, wherever you are in Southampton.

Landlords, agents and businesses in Sholing

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Don’t let bottles sit on the bead
  • Keep scourers and sharp tools away from the bead
  • Wait for the cure time we give you
  • Dry worktop joints after washing up

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just call 0345 464 0079 or email us.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Sholing homes and their sealant

Sholing is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

If you let a flat or house near Sholing station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around Church of St Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Sholing is about 2 miles south-east of Southampton, in Southampton. Anywhere in SO19, our applicators can take on bathroom resealing. Our Southampton coverage runs to 40 places, Sholing among them.

Work in SO19 is quoted and booked the same way as anywhere else. You’ll find streets such as Bay Road, Ashby Road and Loane Road, and we cover them all. You’ll find Sholing on the A3025, which makes it straightforward to reach. We also cover the places around Sholing: Itchen (1 mile west), Thornhill (1 mile north-east), Bitterne (1 mile north), Peartree Green (1 mile west) and Northam (1 mile north-west). We also work in nearby towns such as Shirley (4 miles north-west), Regents Park (4 miles west), Maybush (5 miles north-west), Coxford (4 miles north-west), Freemantle (3 miles west) and Lordswood (4 miles north-west). Why it’s worth doing now in Sholing

Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. It lifts, traps water and grows mould behind it. Homes in smaller places like Sholing can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start.

Why us?

  • We leave the area clean and tidy
  • Anti-fungal silicone where joints get wet
  • A sealant colour to suit the surroundings
  • Colour agreed with you before any work starts

Do you need bathroom resealing in Sholing?

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant that has split, shrunk or peeled away
  • Lumpy, uneven sealant from a DIY attempt
  • A reseal done over the top of the old bead
  • Leaking joints on a shower screen

For site and facilities teams at buildings such as St Monica Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What affects the quote in Sholing

Jobs vary more than people expect. The main factors:

  • The size of the job
  • Working hours on commercial sites
  • Mould in or behind the old joints
  • Whether the work is at height

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

Helping us quote

When you contact us, it’s useful to know:

  • Pictures of the joints, sent by email
  • What the problem is, such as mould, gaps, leaks or cracking
  • The type of property
  • Access, such as stairs, a lift or height

Every job is quoted individually, so start by telling us what you need. Simply call 0345 464 0079 or email us and describe the job, and pictures are welcome.

FAQs for Sholing

Is Sholing within the area you cover?

Yes. Sholing is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Sholing station. Can you help?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit.

Is white the only colour available?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Can new silicone go straight over the old?

No. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes half a day or less for one room, longer when the kitchen is included. Parking around Sholing is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Getting ready for the visit

  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in

Advice

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
