Bathroom resealing for homes and businesses in Maybush

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Maybush. We are ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. Common call-outs are for splits where the tray meets the wall and a reseal done over the top of the old bead, across sinks & splashbacks, kitchen worktops & upstands and basins & vanity units.

Even in a smaller place like Maybush, bathrooms and kitchens see heavy daily use. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

Big or small, it’s backed by our 12-month guarantee.

How it works

Before we leave, we go over the finished joints with you. The visit itself generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on how much there is to do. Parking around Maybush is normally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Preparing for the visit

Maybush questions

Do you work for hotels and guest houses in Maybush?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Do you cover smaller places like Maybush?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few photos.

Do you have insurance?

Yes, we are fully insured.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Can tenants book the work?

Yes. Check with your landlord; we can send the quote to them too.

What we can’t put right

We will always be straight with you, so here’s what sealant cannot fix:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Movement from a bath with loose feet or no proper support
  • Loose or hollow tiles, or failed tanking behind them

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before booking.

Joints and surfaces we work on

  • Sinks & splashbacks
  • Basins & vanity units

Common problems we fix in Maybush

Black mould is behind a lot of resealing. Steamy rooms that do not dry out keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

If you can see any of these, it’s time to have the joints looked at:

  • A joint torn by a bath that flexes
  • A reseal done over the top of the old bead
  • Shrunken sealant along the back of a worktop
  • Smears of silicone across the tiles

For an older house near a landmark such as St Peter's Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • Which sealant they’ll use, and why
  • What the quote includes, VAT included or not
  • How hidden problems are handled
  • What preparation is included

Aftercare tips

So the new joints stay in good condition:

  • Keep bottles off the sealant line
  • Do not leave water standing on kitchen joints
  • Keep an eye on the corners, where splits start
  • Use gentle cleaners on the silicone

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

For anyone letting property in or around Maybush, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

Why deal with it now?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. In a smaller place like Maybush, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

Why us?

  • Fully insured
  • Anti-fungal silicone where joints get wet
  • Trusted Arbo and Everbuild sealants
  • Colour agreed with you before any work starts

What bathroom resealing looks like in Maybush

Maybush is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Redbridge station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as Newlands Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
