How we handle bathroom resealing in Mansbridge

Across Mansbridge, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. If you have black spots spreading through the bead and failed sealant on the screen profile, we can help.

Homes around Mansbridge range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

Each job carries a 12-month guarantee, large or small.

FAQs for Mansbridge

Will you come out to Mansbridge?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I let a flat near Swaythling station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.

Can mouldy silicone be sorted out?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

Where are you based?

We work from Crawley. Our applicators cover Mansbridge, along with the rest of our area.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

How long will the resealing take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

What colours of sealant can you use?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before we start.

Signs you need bathroom resealing in Mansbridge

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Most people get in touch when they notice something like this:

  • Gaps between the worktop and the wall
  • Damp behind the bath or under the tray
  • Two layers of silicone, both failing
  • Gaps where the bath or tray has moved

For landlords with property near Swaythling station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Bathroom resealing around Mansbridge

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you look after a building such as Mansbridge Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near St. Mary's Church, walls and floors in older homes can move, and sealant and grout show it first.

The process

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a morning or an afternoon for most single baths and showers and we leave things clean and tidy. In a smaller place like Mansbridge, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Before we arrive

  • Keep children and pets away from the work area
  • Clear the area around the work
  • For indoor joints, keep the area dry beforehand if you can

Advice

How to look after the new joints

So the new joints stay in good condition:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Check the joints every few months for splits or lifting
  • Don’t leave water standing on kitchen joints
  • Never pick at the silicone with a blade

Keep water off the new bead until it has cured, which is normally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

For landlords and businesses

Housing providers, facilities teams and property managers book us too in Mansbridge and across Southampton. We can quote a run of properties together, and we are fully insured for the work.

For anyone letting property in or around Mansbridge, several properties can go on one quote. Just tell us the addresses and what each one needs.

Can I do it myself?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

How the job changes by surface

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Baths

Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
