Bathroom & kitchen resealing in Braeside, Aberdeen
Bathroom resealing across Braeside and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- A messy, uneven bead from a previous reseal
- Shrunken sealant along the back of a worktop
- Water escaping at the shower enclosure
Bathrooms and kitchens in Braeside
Braeside is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For landlords with property near Aberdeen station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as Mannofield Parish Church, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Airyhall Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Bathroom resealing for homes and businesses in Braeside
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. If you are dealing with shrunken sealant along the back of a worktop and lumpy, uneven sealant from a DIY attempt, we can put it right, whatever the surface.
Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.
We stand behind the work with a one-year guarantee.

What sealant work can’t fix
To be straight with you, there are a few things sealant will not fix:
- A tray that rocks until it’s re-bedded
- Failed grout lines across the wall
- Water coming from the plumbing rather than the joint

How the visit works
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes around two hours for one bath or shower, longer for a whole bathroom, including the tidy-up. Inside a flat in Braeside, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any leaks or damp you’ve noticed
- Where the joints are inside, avoid wetting them before we arrive

How to look after the new joints
After the cure time, these simple habits help:
- Avoid abrasive pads on the sealant
- Dry the bead with a towel now and then
- Open a window or run the fan so the room dries
- Check the joints every few months for splits or lifting
Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering helps the joint dry.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
Leave it or put it right?
Dealing with sealant early is a short job: it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a tenement flat in Braeside, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Surface by surface
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
Braeside: your questions answered
I let a flat near Aberdeen station. Can you help?
Yes, we work for landlords and letting agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Could a leaking bath seal in my Braeside flat reach the neighbours below?
It can. Tenement floors are usually timber, and water from a failed seal can find its way down to the flat below. It’s worth sorting sealant and grout before it gets that far.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in.
Can new silicone go straight over the old?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
What should I tell you?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.
How do I get a quote for bathroom resealing in Braeside?
It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done and we’ll quote it together.
How long does a bath or shower reseal take?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
Can I do it myself?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
