In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
How we handle bathroom resealing in Rubislaw
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on kitchen worktops & upstands, shower trays & enclosures and baths, and common reasons people get in touch are a reseal done over the top of the old bead and gaps where the bath or tray has moved.
From stone-built tenements to new flats and suburban houses, Rubislaw is in a city with every kind of home. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.
You get a 12-month guarantee, the same in Rubislaw as everywhere else we work.

Different surfaces, different methods
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.
DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
Rubislaw: your questions answered
Can you help a landlord with a rental near Aberdeen station?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
I’m in a tenement in Rubislaw. Could worn sealant affect the flat downstairs?
Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.
What do you need from me for a quote?
The location, the problem and the rough size of the job. Photos by email help too.
Do you reseal kitchen worktops and sinks too?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
Can you just seal over the old silicone?
No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Can mouldy silicone be sorted out?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Do you come to Rubislaw?
We do. Rubislaw is part of the area we cover.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Bathroom resealing in Rubislaw: local notes
Rubislaw is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
Letting a property close to Aberdeen station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to Rubislaw Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Albyn School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

How to look after the new joints
How long the joints last depends on use and care. We suggest:
- Keep the fan on for a while after bathing
- Use gentle cleaners on the silicone
- Never pick at the silicone with a blade
- Do not leave water standing on kitchen joints
Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
How the visit works
There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes around two hours for one bath or shower, longer for a whole bathroom. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Rubislaw, tell us the floor, how the door entry system works and where we can park nearby.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit
- Move anything stored near the joints
- Plan for the work area to be out of bounds to pets and children
- Mention if the joints have been sealed before

Advice
What we can’t put right
To be straight with you, there are a few things sealant won’t fix:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A tray that rocks until it’s re-bedded
- Cracked or missing grout between tiles (that is regrouting)
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
What we seal
- Sinks & splashbacks
- Shower trays & enclosures
- Baths
- Basins & vanity units
- Wet rooms
- Kitchen worktops & upstands
What happens if it’s left?
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. For landlords in Rubislaw, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will go through it with you.
