Bathroom resealing in Tillydrone
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you have water getting behind the kitchen upstand and cracked, shrunken or lifting silicone, we can put it right, whatever the surface.
Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.
There’s a 12-month guarantee on every job, whatever its size.

Signs you need bathroom resealing in Tillydrone
Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.
Signs it’s time to call us include:
- A joint torn by a bath that flexes
- Sealant that has split, shrunk or peeled away
- A reseal done over the top of the old bead
- Water getting behind the kitchen upstand
Schools such as St Machar Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Your questions about bathroom resealing in Tillydrone
Do you work for hotels and guest houses in Tillydrone?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Could a leaking bath seal in my Tillydrone flat reach the neighbours below?
It can. Tenement floors are generally timber, and water from a failed seal can find its way down to the flat below. It’s worth sorting sealant and grout before it gets that far.
Do you reseal kitchen worktops and sinks too?
Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.
Where are you based?
We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Is the work guaranteed?
Yes. All our work comes with a 12-month guarantee.
My sealant has gone black. Can you sort it?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
How it works
All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. It normally takes a morning or an afternoon for most single baths and showers. For a tenement in Tillydrone, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
Before we arrive
- On commercial sites, let us know about site rules
- Let us know if you’ve seen damp or leaks
- Mention if the joints have been sealed before

Landlords, agents and businesses in Tillydrone
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Why it’s worth doing now in Tillydrone
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Tillydrone, damp can travel a long way before it shows.
The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.
Why us?
- We never seal over old sealant
- Tidy, careful work
- Anti-fungal sanitary silicone in wet areas
- Domestic, commercial and hotel work

What the job involves on each surface
Wet rooms
A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The joint is laid neatly so it’s easy to wipe.
DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

What else we do in Tillydrone
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Run the extractor fan during and after every shower
- Dry the bead with a towel now and then
- Avoid abrasive pads on the sealant
- Wipe up water along the back of the worktop
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Tillydrone homes and their sealant
Tillydrone is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
If you let a flat or house near Aberdeen station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as St Joseph's Church, walls and floors in older homes can move, and sealant and grout show it first.
