Changing the grout colour is a simple way to update tiles. Light grout can go darker to hide marks, or the other way round. Just mention the colour you’d like when you email us at info@mrmastic.co.uk. Common call-outs are for stained grout that cleaning won’t shift and cracked grout along the bath or tray, on tiled floors, bathroom floors and bathroom wall tiles.

Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

Regrouting around Edinburgh

Edinburgh is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, where a failed seal can soon reach the flat below.

Rented homes near Haymarket station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right. For site and facilities teams at buildings such as Tollcross Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Edinburgh is in Scotland. Homes, rented property, offices and hotels in Edinburgh is covered for regrouting. Every job comes with our one-year guarantee. 175 places in Edinburgh are on our list.

All of EH4, EH14, EH12 and EH6 is within our area for regrouting. That includes homes and businesses on Fountainbridge Square, Conference Square and Mcewan Square. Main roads around Edinburgh include the A1 and A7. We also cover the places around Edinburgh: West End (1 mile north-west), Bruntsfield (1 mile south), Merchiston (1 mile south), Dalry (1 mile west) and Greenhill (1 mile south). When it is not the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • A floor or wall that keeps moving
  • Damaged tiles that need replacing
  • Leaks from pipes, valves or wastes (a plumber’s job)

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

For landlords and businesses

We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

Signs you need regrouting in Edinburgh

Soap scum and limescale build up on grout that is hard to shift. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.

It’s worth asking for a quote if you see:

  • Crumbling grout between the tiles
  • Greasy, stained grout behind the hob
  • Discoloured grout on otherwise sound tiles
  • Gaps where the shower grout has gone

In the older streets around St Cuthbert's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

10 questions to ask before booking

How it works

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours, or longer for a fully tiled room. For a tenement in Edinburgh, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Tell us if parking is tricky
  • Mention any sign-in or site rules at work premises

Advice

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Check the corner silicone every few months
  • Rinse soap off the tiles after each shower
  • Clean with a soft brush, not anything metal
  • Get any tile that moves checked promptly

Before we leave, you’ll know when the shower can be used. Stick to that time, and go gently on the grout at first.

Tiles can come away if failed grout is left. Once that happens, regrouting won’t fix it so early action pays.

Different surfaces, different methods

Kitchen splashbacks

We can regroute a splashback with the kitchen left in place. The worktop edge is finished with silicone.

Wet rooms

New grout in a wet room keeps the surface sound. It does not repair failed tanking underneath.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

FAQs for Edinburgh

Do you work for landlords with property near Haymarket station?

Yes, we work for letting agents and landlords. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do you take on hotel work around Edinburgh?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Could my grout be a different colour after regrouting?

Yes. With the old grout removed, the new colour fills the whole joint rather than sitting on top.

Where do you work from?

Our base is Crawley. We work across South East England, London and Scotland.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few photos.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
