Common questions in Edinburgh

I’m in a tenement in Edinburgh. Could worn sealant affect the flat downstairs?

It can. Tenement floors are usually timber, and water from a failed seal can find its way down to the flat below. It’s worth sorting sealant and grout before it gets that far.

Can you help a landlord with a rental near Haymarket station?

Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

When is the sealant fully cured?

Cure times vary by product and the conditions. We tell you how long to leave it before we go.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. We cover Edinburgh, along with the rest of our area.

How much does remedial sealant cost in Edinburgh?

It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk with a short description of the job.

Can you remove old sealant without damaging the bath?

Yes. Residue is removed with a product suited to the surface rather than scraped hard, so the new sealant bonds cleanly.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Remedial sealant in Edinburgh, done properly

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are ARBOMaster approved and fully insured, and every remedial job comes with a 12-month guarantee. Common call-outs are for decorators’ caulk around a bath or shower and wide, uneven beads that look worse than the old ones, across leaking tray & enclosure joints, expansion joints and shrunken worktop sealant.

Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

Our work is backed for twelve months.

What we are called out for in Edinburgh

How a joint is built matters as much as the product. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, so it tears when the joint moves. Backing rod or bond-breaker tape prevents it.

These are the problems we are asked about most:

  • Decorators’ caulk around a bath or shower
  • Sealant peeling off a dusty or damp surface
  • Movement joints that have split or pulled away
  • Sealant applied over old sealant that has lifted

For landlords with property near Haymarket station, a joint that keeps failing is best fixed properly while the property is empty.

What to look for in a quote

  • What the quote includes, VAT included or not
  • Whether you can choose the colour
  • Whether all the old sealant comes out first
  • Who does the work, and how experienced they are

Choosing a sealant specialist

Leave it or put it right?

DIY removal often leaves scratches and a film of residue, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. For landlords in Edinburgh, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

How we quote for remedial sealant

Jobs vary more than people expect. What affects the quote:

  • How easy the joints are to reach
  • The size of the job
  • Whether there’s mould to deal with
  • The type of sealant required

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Asking for a quote

Before you ask for a quote, have a think about:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode
  • Whether it has been sealed before
  • How we’d reach the joints

We quote each job on its own, so the first step is telling us about yours. Simply send an email to info@mrmastic.co.uk and describe the job, and photos are welcome.

What sealant work can’t fix

In fairness, some problems need a different trade:

  • Plumbing leaks behind walls or under trays
  • A tray or worktop that needs refixing first
  • Older mastics that may need an asbestos check before removal

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Botched or over-sealed joints
  • Expansion joints
  • Leaking tray & enclosure joints

How it works

At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes a few hours for most joints, depending on how much old sealant has to come out, depending on the size of the job. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Edinburgh, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. We strip the joint completely, removing any layers below.
  3. The joint is cleaned, treated for mould and left to dry.
  4. We use the right backing and sealant for any joint that moves.
  5. Finally we finish the joint and talk you through what we found.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us if parking is tricky

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Edinburgh homes and their sealant

Edinburgh is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Edinburgh has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For site and facilities teams at buildings such as Tollcross Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near St Cuthbert's Church, walls and floors in older homes can move, and sealant and grout show it first.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Keep the room well ventilated
  • Clean sealant with mild products only
  • Ask why a joint failed before redoing it
  • Never fill a movement joint with mortar or grout

If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.
