Need glazing silicone in Aberdeen?

Glazing silicone for homes and businesses in Aberdeen

Many conservatory leaks come down to failed sealant at the glass-to-frame or frame-to-wall joints. We trace the leak to the joint and reseal it, and if it’s something sealant cannot fix, we’ll tell you. We are often asked to deal with black or yellowed silicone on glass joints and water escaping where a screen meets the wall, across shower screens, glass-to-frame joints and rooflights.

Sash and case windows are a feature of older tenements in all four Scottish cities, and plenty still have them. In Aberdeen, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.

You get a one-year guarantee, the same in Aberdeen as everywhere else we work.

What we do, step by step

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on how many joints need doing. For a tenement in Aberdeen, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Getting ready for the visit

Advice

What glazing silicone looks like in Aberdeen

Aberdeen is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Aberdeen’s nickname, the Granite City, comes from its stone buildings, and sealing against granite needs clean, sound edges and a sealant that suits stone.

Rented homes near Aberdeen station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. If you look after a building such as Aberdeen Grammar School, the mastic around its windows and doors needs looking after like any other building’s.

Common problems we fix in Aberdeen

Sunlight breaks sealant down and roof joints get the most sun. Old silicone hardens, cracks and loses its grip on the glass.

Look out for any of the following:

  • Glazing silicone that has cracked or come away
  • Black or yellowed silicone on glass joints
  • Leaking glazing joints on a rooflight
  • Water getting into a conservatory at the joints

If you live in an older home near Rutherford Church And Church Hall, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What your quote should include

  • Whether you can choose the colour
  • Who does the work, and how experienced they are
  • What guarantee comes with the work
  • What happens if the job turns out different

Choosing a sealant specialist

FAQs for Aberdeen

Does living near the coast affect glazing silicone in Aberdeen?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Can you help a landlord with a rental near Aberdeen station?

Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

What sealant do you use on glazing?

A neutral-cure glazing silicone that suits the glass and frame. Shower screens get anti-fungal silicone.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

What does glazing silicone cost?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You will get a clear quote before we start.

Do you come to Aberdeen?

Yes. We work in Aberdeen, as part of our work across South East England, London and Scotland. To book, email us at info@mrmastic.co.uk.

Can you match the sealant colour?

Most of the time, yes. We will explain which colours are available and agree one before work begins.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Avoid strong solvents on or near the sealant
  • Keep scrapers and blades away from the silicone
  • Clear the conservatory gutters regularly
  • Stick to mild cleaners on glass

Follow the cure time we give you before the joints get wet so the silicone can set properly. From then on, a mild glass cleaner is all it needs.

Do not leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the leak gets worse.

Leave it or put it right?

Replacing a conservatory roof is major work. If the leak is a failed sealant joint renewing the joint is the simpler fix. If it’s the roof itself, we will tell you. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Surface by surface

Glass balustrade bases

The base of a glass balustrade is generally sealed. When it fails, water can sit in the channel.

Conservatory frames

Leaks often start where the frame meets the wall. We cut out the old sealant and reseal.

Honest limits

A few problems are outside what sealant work can do:

  • Failed flashing around a conservatory
  • Glass that needs replacing
  • A frame that needs repairing or replacing

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
