When it isn’t the sealant
Sealant isn’t the answer to every problem, and we will tell you before any work starts. Sealant won’t put right:
- Sign-off of the building, which sits with building control or your assessor
- Construction that doesn’t provide fire resistance on its own
- Fire doors that need new seals, closers or hardware
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.
What we seal

- Plasterboard & masonry
- Door frames

Fire rated sealant for homes and businesses in Aberdeen
Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. If you have gaps flagged on a fire risk assessment and gaps where walls meet ceilings or slabs, we can put it right, whatever the surface.
In Scotland’s cities, hotels and student accommodation need sealant work done without emptying the building, so jobs in Aberdeen can be programmed room by room, with out-of-hours working possible to arrange.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.
How it works
Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take from a few hours to a few days, depending on the number of gaps and the access. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Aberdeen, tell us the floor, how the door entry system works and where we can park nearby.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- We remove any old or unsuitable filler and clean the gap.
- Backing or fill is fitted where the product’s tested detail calls for it.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- Locations and products are noted so you have them on file.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Let us know about parking restrictions
- Mention any leaks or damp you’ve noticed

How we quote for fire rated sealant
Call for a quick quote. The main things that affect it are:
- Any working-time requirements on site
- How easy the joints are to reach
- How much there is to do
- How much old sealant there is and how hard it is to remove
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- Where the property is
- If someone has resealed it before
- A few pictures by email, if you can
- The type of property
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Keep photos of seals that will be hidden
- Ask every contractor to reseal any fire stopping they disturb
- Ask which product was used before you paint
- Store the list of sealed gaps with your building paperwork
File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.
A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record so you can show it was dealt with.
Why deal with it now?
Waiting for the next refit can leave a gap open for years. On its own, sealing it now is a small job that does not depend on other work. Private landlords in Aberdeen must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Aberdeen: your questions answered
Do you take on hotel work around Aberdeen?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.
Are you fully insured?
Yes. We’re fully insured.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Do you remove the old sealant?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Can you seal over the old sealant?
No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
Do you provide details of the products used?
Yes. We note each location and the product that went in so it’s there for the next inspection.
What the job involves on each surface
Door frames
Frame gaps are usually hidden behind the architrave. Where it’s open, we seal it to the product’s details for that gap size.
Linear gaps
Gaps along the top of partitions are easy to miss above a ceiling. We work along the whole run so there are no open sections left.
