Bathroom resealing in St Mary's

Bathroom resealing in St Mary's

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on wet rooms, baths and shower trays & enclosures, and the jobs we see most are cracked, shrunken or lifting silicone and shrunken sealant along the back of a worktop.

Smaller places like St Mary's still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

You are covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Do not let bottles sit on the bead
  • Squeegee the walls and tray after use
  • Don’t leave water standing on kitchen joints
  • Check the joints every few months for splits or lifting

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

St Mary's homes and their sealant

St Mary's is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. St Mary's has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

For site and facilities teams at buildings such as Hope Community School Southampton, we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to St Mary's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What we cannot put right

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water getting in through the grout rather than the sealant
  • A cracked shower tray or bath (that needs repair or replacement)

If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer before booking.

What we seal

  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Basins & vanity units
  • Shower trays & enclosures
  • Sinks & splashbacks

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

What we are called out for in St Mary's

The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

It’s worth asking for a quote if you see:

  • Leaks into the floor or ceiling below
  • Sealant that has split, shrunk or peeled away
  • A reseal done over the top of the old bead
  • Failed sealant on the screen profile

For landlords with property near Southampton Central station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What to look for in a quote

  • What insurance they hold
  • Which colour the sealant will be
  • How much experience the applicator has
  • What the cure time is

Different surfaces, different methods

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

How we quote for bathroom resealing

Call for a quick quote. The main things that affect it are:

  • The number of rooms or windows
  • Any working-time requirements on site
  • The product the joint needs
  • Whether the work is at height

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Asking for a quote

You do not need to know the technical terms. Just tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Photos by email, if that’s easy
  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will talk you through the work before giving you a price.

How the visit works

We keep the work tidy and contained to the joints we’re treating. Expect the work to take a couple of hours for a single bath or shower. A visit to St Mary's is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before
