What we cannot put right
We will not take on work that won’t last, so here’s what sealant cannot put right:
- Loose or hollow tiles, or failed tanking behind them
- A cracked shower tray or bath (that needs repair or replacement)
- Water coming from the plumbing rather than the joint

Bathroom resealing for homes and businesses in St Denys
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you’re dealing with black mould in the silicone that won’t clean off and lumpy, uneven sealant from a DIY attempt, we can put it right, whatever the surface.
Smaller places like St Denys still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.
A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

What bathroom resealing looks like in St Denys
St Denys is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
Managing a site like St Denys Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near St Denys station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
St Denys is about 1 mile north-east of Southampton, in Southampton. Jobs in St Denys get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Our Southampton coverage runs to 40 places, St Denys among them.
All of SO17, SO18 and SO14 is covered for bathroom resealing. You will find streets such as Ivy Road, Lawn Road and Kent Road, all of which we cover. Being close to the A335 and A3035, St Denys is simple for us to get to. Close by, we work in Portswood (1 mile north-west), Bitterne Manor (1 mile south-east), Southampton (1 mile south-west), Bitterne Park (1 mile east) and Inner Avenue (1 mile south-west). Within a short drive, we also cover Maybush (3 miles west), Coxford (3 miles west), Eling (4 miles west), Rownhams (3 miles north-west), Millbrook (3 miles west) and Weston (3 miles south).
What’s near St Denys
Typical jobs here are in homes near South Western Arms, Riverside Park and St Mary's Independent School. There’s a railway station in St Denys itself: St Denys station. Nearby you will also find Royal South Hants Hospital (0.9 miles south-west) and Marlands Shopping Centre (1.5 miles south-west). For a walk, there’s Netley Common.
DIY versus a professional finish
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
Do you need bathroom resealing in St Denys?
Silicone does not last for ever. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
Any of these means the joints need attention:
- Cracked, shrunken or lifting silicone
- A reseal done over the top of the old bead
- Shrunken sealant along the back of a worktop
- Smears of silicone across the tiles
For an older house near a landmark such as Church of St Denys, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What affects the cost of bathroom resealing
You will get a clear quote before we start. It’s based on:
- The number and length of the joints
- The number of rooms or windows
- Whether the work is at height
- Working hours on commercial sites
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or drop us an email.
What we need to know
What to tell us when you ask for a quote:
- Whether it’s a home or a business
- A few pictures by email, if you can
- The rough size of the job
- What’s wrong with the joints now
For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will talk you through the work.
How it works
Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Parking around St Denys is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Preparing for the visit
- Move anything stored near the joints
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height

Advice
Questions from St Denys
Do you work for hotels and guest houses in St Denys?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do you cover smaller places like St Denys?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned.
Is it OK to put new sealant on top of the old bead?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.
What does bathroom resealing cost?
Every job is different, so each one gets its own quote. To get one, call 0345 464 0079 or drop us an email and tell us what needs doing and where.
Is the work guaranteed?
Yes. We give a 12-month guarantee on every job, and we are ARBOMaster approved applicators.
What do you need from me for a quote?
Let us know what needs doing and where, with pictures by email if possible. If we need more, we’ll ask.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Wait for the cure time we give you
- Look for lifting corners and small gaps now and then
- Squeegee the walls and tray after use
- Never pick at the silicone with a blade
Keep water off the new bead until it has cured, which is usually around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
How the job changes by surface
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Baths
A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and isn’t stretched when it’s used.
