Bathroom resealing in Newington
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on shower trays & enclosures, wet rooms and baths, and common reasons people get in touch are damp behind the bath or under the tray and mouldy sealant that has gone black.
From stone-built tenements to new flats and suburban houses, Newington is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

Bathroom resealing around Newington
Newington is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
If you look after a building such as St Trinnean's School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Edinburgh Waverley station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For an older house near a landmark such as Salisbury Church, walls and floors in older homes can move, and sealant and grout show it first.

Some problems need a builder, plumber or other trade rather than us:
- Cracked or missing grout between tiles (that’s regrouting)
- Cracks in the tray itself rather than the joint
- Water coming from the plumbing rather than the joint

Common questions in Newington
Could a leaking bath seal in my Newington flat reach the neighbours below?
Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.
Do you work for hotels and guest houses in Newington?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Can new silicone go straight over the old?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Newington, along with the rest of our area.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do you hold any approvals?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Quotes for bathroom resealing in Newington
Jobs vary more than people expect. What affects the quote:
- The product the joint needs
- How many rooms, windows or areas are involved
- How easy the joints are to reach
- The old material and how stubborn it is
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
What we need to know
What to tell us when you ask for a quote:
- The rough size of the job
- The type of property
- A few pictures by email, if you can
- What the problem is, such as mould, gaps, leaks or cracking
Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job.
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Stick to a soft cloth and a mild cleaner
- Check the joints every few months for splits or lifting
- Never pick at the silicone with a blade
- Move toiletries away from the joint
Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
Leave it or put it right?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

How the visit works
A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. It generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Newington, tell us the floor, how the door entry system works and where we can park nearby.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Getting ready for the visit
- Keep children and pets away from the work area
- Let us know about stairs, lifts or work at height
- For indoor joints, keep the area dry beforehand if you can
